*Vendor's comments:* "I purchased the property back in 2017 and have enjoyed 7 great years in the flat. I loved the spacious hallway which many flats do not offer these days. A lot of the flats I viewed back then and now are carbon copies of each other offering little storage space, however, Russell House has an abundance of room, storage and space. Living there has been brilliant, with many a dinner party and a couple of birthdays and New Year celebrations over the years. The flat is in such a great location it was an ideal spot for my friends and family to travel to and from all over London and the South East.
Having lived and grown up locally to Croydon, I was always keen on purchasing a flat near East Croydon station as its fantastic transport links meant I could access central London within 30 minutes of leaving my front door. Equally Gatwick Airport being less than 20 minutes away meant last-minute weekend trips away were a regular occurrence. During the summer months, the Thameslink link line straight down to Brighton was brilliant, taking my young nephew out for the day by the seaside. The additional parking spot also gave me access to the rolling Surrey Hills within an equally short amount of time.
The open-plan living/kitchen area was a real positive for me when I first looked at the property. As a sociable guy in his mid-20s, I was after somewhere that my family and friends could all enjoy, thus this was the perfect spot. Two spacious bedrooms have made it fantastic for me to be able to rent out the other room to a friend later on in my years living here, whilst allowing me my own space in the master bedroom. The en suite has made it work really well as we had our own shower and bathroom area, again adding to the excellent layout of the flat. The double-glazed windows keep noise out and the neighbourhood is safe, having had no problems at all since 2017.
Having always been a keen DIY’er the panelling in the master bedroom was a project I completed 18 months ago. I added a nice splash of blue around the hallway and re-painted the living room/kitchen area. The living room's feature wall is ideal for a TV to be wall mounted but also not overbearing as there is so much space. In the main bathroom, I retiled the shower area earlier this year. I also added inbuilt wardrobes to the second bedroom and repainted the room for a fresh, modern look.
Russell House is perfect for a first-time buyer looking to get onto the property market, a spacious flat, kept in great condition. It could also be of interest to an investor looking to rent out the property or someone who is looking to live there and rent out the other bedroom (as I did) allowing me to half the mortgage throughout the last few years.
I would absolutely love to keep the flat and rent it out, however, I have now moved into my early 30’s and will be looking to purchase a house up north where my family have relocated. I need to sell unfortunately to allow me to make the next step in my life. Such a great location and well looked-after flat, I am very disappointed to be leaving thus I will be hoping the next owner will look after it as well as I have since 2017.
A big positive that has taken place over the past few years is the right to manage, meaning the flats themselves are managed by the residents. We have an active group Whatsapp chat and regular meetings each quarter to discuss how we want our money to be spent. This is a huge bonus to any future owner as nearly all flats are managed by a third-party company often not being transparent as to where or what the monthly service charges are being spent on. It also emphasises the fact that we look out for one another in the building and keep each other up to date with what is going on. It is so much more than just another flat in another building.
