The property
These garages, once an original Bothy, are nestled in their own private plot, located within 2 miles of St Andrews offering magnificent coastal views. The building has been used for garaging cars since mechanisation became common place. Prior to this and historically, the Bothy served as accommodation for the male unmarried work force for Seafield Farm during our client’s grandfather’s era.
The original stone lintels for door, window and the fire-surround are still visible within the dressed masonry work. The garaging dimensions are approximately 15 x 4.5 metres. There is provision within the plot and within the titles for septic, water and access.
The private grounds offer an area of just under an acre with a mixture of wildflowers and pretty hardwoods which include Oak, Cherry Blossom, Sycamore and Ash. The property is gated, and the boundaries defined securely by post and rylock stock fencing.
The building is nestled in just under an acre; presenting a unique opportunity: for a workshop, storage, grazing or simply a tranquil outdoor space or garden. Alternatively, and subject to the appropriate planning consents, the property could be converted back to the original Seafield Bothy. It should be noted that there is currently no planning permission for Seafield Bothy.
Outside
The property is approached by a driveway over which it benefits from a Right of Access. There is ample parking. The driveway directly links to the Fife coastal path, the cycle path, the main public bus route and the A91.
Location
Seafield Bothy is located within 2 miles of St Andrews which is renowned as The Home of Golf as well as, its university, beaches and history. The nearby University of Dundee specialises in Dentistry and Medicine, founded in 1881. The surrounding area is renowned for its spectacular coastline, ranging from cliffs to long sandy beaches as well as a number of picturesque villages. There is good access to St Andrews by road, rail and air. With Leuchars railway station being on the main east coast rail line, providing a fast link to Dundee, Aberdeen, Edinburgh, and London. Edinburgh, Aberdeen and Glasgow are the 3 international airports offering convenient paths to global destinations. Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on November 5, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
