Brooking Cottage is a detached character home within large gardens in the heart of this popular South Hams Village. The current owners have totally refurbished the property including replacing and updating the kitchen and bathrooms and it is now a lovely family home.

Approached from the drive with good off road parking and a pretty courtyard garden, the property is entered through a stable door into the large light hall /kitchen breakfast room. This lovely spacious room has a practical tiled floor and plenty of space for seating, plus there is a well designed and fitted dining table. With plenty of wall and base units it has all Bosch appliances which include an induction hob, wall mounted double ovens with one being a combination microwave, dishwasher, extraction unit and there is plenty of room for a large fridge freezer.

From here a door leads through to a useful utility area with space and plumbing for a washing machine, dryer and sink, and there is a door through to a WC. A further stable door leads to the back garden.

The reception room has high ceilings and is at the back of the house so has lovely garden views. Reached through double glazed doors from the entrance hall this is a light and cosy room and it also has French windows into the garden. Also off the entrance hall is a door to the large garage which has a window to the side and a large up and over electric garage door. This is a fabulous storage area/workshop and could always be integrated into the house.

Upstairs there is a landing with useful built in storage, off this are the three double bedrooms. The main bedroom has view onto the front lane and is light and spacious, there is a dressing area and also a fully tiled en suite shower room with heated towel rail and Aqualisa shower.

Bedrooms 2 and 3 are both good sized doubles and there is also a lovely family bathroom with a double Aqualisa shower over the bath.

Outside
The gardens are a real feature of this property and in addition to the pretty paved courtyard garden to the front, there is a gate to the side to reach the extensive back garden. Also easily accessed from the sitting room and utility room there is a path and steps up to a lovely seating area with a pond, which is shaded by trees. Behind a hedge is the large lawn where there are several mature apple trees, pretty borders and a number of other mature shrubs. At the far end of this is a very useful large Summer House, which could easily be converted into a fabulous home office which would be a joy as it has far reaching views across the village and to the fields beyond.

Location
Brooking Cottage is set back from the road in the centre of Ashprington a quintessentially South Hams Village surrounded by beautiful rolling countryside. With a vibrant community The Durant Arms pub is just up the road and is renowned for its great locally sourced food and is the focal point for the village.

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
