Location
Ashfield is located just 2 miles to the west of the popular village of Earl Soham. Earl Soham benefits from a primary school, butchers/delicatessen, pub, The Victoria, doctors surgery, tennis court and village hall. The historic market town of Framlingham, with its fine medieval castle and good selection of shops, restaurants and pubs, is about 6 miles to the east. The town also provides a choice of schooling in both the state and private sectors. There is further shopping and schooling available in the large village of Debenham, which lies about 4 miles to the west and benefits from local shops and services. There are rail services from both Stowmarket and Ipswich, with regular direct services to London’s Liverpool Street station.
Directions
Heading from Earl Soham pass the Victoria Pub on your left and continue past the turning to the A1120 proceeding along Low Road for approximately one mile. Take the left turn at the triangular junction. Continue along The Street for just over a mile. Turn right onto Grove Lane and the buildings will be found at the top of the road on the left hand side.

Description
The buildings to the south of Grove Farm are situated in a secluded area at the end of Grove Lane just outside the small rural village of Ashfield.
The plot comprises four buildings that have previously been used for agricultural purposes. Detailed descriptions of these buildings can be found on the next page.
In total the plot extends to 1.59 acres (0.64 hectares) and is accessed from the public highway onto a private track beside ‘Building 1’. This track also passes the other buildings before entering a small amenity area. Located along the private track is a large area of concrete that has previously been used for crop storage from the fields that surround the plot. There is also a large pond. The buildings have scope for alternative uses (subject to the necessary consents), but purchasers will need to seek independent advice on this matter.
New boundaries have been created. These have been marked with wooden stakes and a fence will need to be constructed by the buyer.

Services
There are no services connected to the plot. The residential houses that surround the plot benefit from mains water and electricity, but a buyer will need to satisfy themselves as to whether it is possible to install new water and electricity supplies. If it is found that there are services, it may be that they come from the buildings to the north (a separate lot) and they have the right to sever services should it be found that they run to the southern buildings.
