Location
The site is located at the bottom of Station Road and at the junction with Reay Street. Bill Quay is a popular suburb on the outskirts of Gateshead and in our experience a very popular residential area. The views are spectacular and the new homes will benefit from easy access to Gateshead and South Tyneside. Additionally there are Metro Stations nearby in Pelaw and Hebburn. Development Proposals
The proposal is to construct four new detached homes on the site, three of which will be over three storeys and one over two. Planning
Plots 1 to 3. Planning permission was granted on 17 August 2023 (DC/20/01095/FUL) for the construction of 3 no (three storey) dwelling houses. All of the planning documents and drawings are available on Gateshead MBC planning portal. The permission is subject to various conditions, including the usual one requiring commencement within three years. Our client has obtained various reports and surveys including a preliminary ecological appraisal. All of these reports can be provided upon request.
Plot 4. Following prolonged discussions with Gateshead MBC, our client submitted an application on Plot 4, for a two storey dwelling house ref (DC24/0058/FUL) on 9 July 2024. This was following the rejection of a previous application for a fourth three storey dwelling and our clients consider that this application is in line with the requirements of the planning authority. Again all documents are available online.
Site Area
The generally level site measures approximately 0.36 acres. Prospective buyers must satisfy themselves as to the exact site boundaries and measurements. The site area quoted has been taken from Landinsight and we have not measured the site physically. The aerial image of the site is indicative only.
