A three bedroom mid terraced home, located in Trumpington which has undergone extensive renovational works to provide contemporary, spacious and practical living accomodation. Located in a residential development, within walking distance to local amenities including village shop. The property is well located for Cambridge city centre, park and ride as well as M11 road connections.

As you enter the property there is a welcoming hallway, fitted with tasteful oak flooring. There is plentiful under stair storage which is only some of the storage this house has to offer. To the left as you enter is the cosy living room where wooden flooring continues throughout. There is alcove shelving on either side and feature log burner. A large triple window overlooks the front of the house.

To the rear of the property is the impressive kitchen/diner and family snug. This space is the heart of this wonderful home offering versatile living accommodation and a space to entertain friends and family. The large skylight above and bifold doors allow lots of light and there is plenty of space for a large dining table. The kitchen itself is fitted with contemporary gloss wall and base units and an abstract tile splash back. To the centre is the kitchen island which has a contrasting wooden worktop and offers more base level storage. There is a four ring gas hob, integrated dishwasher and full size fridge freezer.

Accessed via a separate door is the utility room where there is further wall and base units/ worktop space. There is an additional sink and a washing machine / dryer are both supplied. Just off, there is a WC cloakroom, fitted with WC, basin and tasteful abstract flooring.

Stairs rise to the first floor which has been newly carpeted. There is a boiler cupboard and further storage space found in the hallway.

There are three bedrooms, two of which are well proportioned doubles. Bedroom one and two have lots of fitted wardrobe space and Bedroom three has a fitted desk/ shelf space, as well as further inbuilt storage. The new carpet continues throughout the hallway and all bedrooms.

The family bathroom has been tastefully refitted with modern white three-piece and tasteful contrasting tiling to the walls and floor. The suite includes free standing WC, basin and fitted panelled bath with shower screen and shower over. There is a chrome towel rail and two frosted windows for light and ventilation.

Outside, there is a large garden separated into two sections via a gate. As you step out of the kitchen there is a large patio which gives an ideal flow for inside outside living. As you wander further down the garden it is predominately laid to lawn with shrubs surrounding the perimeter. The rear 'wild' garden is ideal for planting.

Trumpington is a thriving, fast growing part of the city that still manages to retain its village identity and sense of community. It is exceptionally well located for access into the Addenbrooke's campus, out to the M11 and into the city by car, bus, guided bus, one of a few purpose built cycle routes, or even an enthusiastic walk. The city's mainline station can be easily reached along the guided busway cycleway without having to mix with car traffic at all.

The area has two primary schools with a brand new state-of-the-art secondary school built in 2016 with excellent sporting facilities. A number of Private schools are within cycling distance. There are also various restaurants, pubs, shops, a post office, hairdresser, surgery, chemist, Waitrose supermarket and two new country parks.

Broadband availability and predicted speed: obtained from Ofcom on October 4, 2024

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on October 4, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 11, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
