RED HOUSE, SUNNY HILL, BRUTON, BA10 0NN

A charming double fronted four bedroom family home, set in a pretty position, within walking distance of Bruton schools and amenities.

The Red House has light and airy accommodation including an entrance hall, sitting room, living room, snug, kitchen, garden/dining room, w/c, four bedrooms and a family bathroom. In addition, there was planning for a loft conversion, and ground floor expansion/reconfiguration which has now lapsed.

There is extensive driveway parking at the front at the double garage, and to the rear, there is a well-maintained garden with lovely views.

Accommodation

This detached family home, situated in the desirable area of Bruton, offers a blend of comfort and practicality. The property has four generously sized bedrooms and a variety of versatile living spaces, ideal for family living. The four different reception rooms give an excellent layout for busy families where individual spaces and privacy are important. Alternatively, the owners also drew up plans to reconfigure the ground floor to provide a much larger open-plan kitchen dining living space. Whichever your preference, there is great versatility here.

Upon entering, a spacious hallway with a staircase rising to the first floor and to the left, there is a sitting room, perfect for a home office or dining room. To the right, a well-proportioned sitting room. Both rooms have fireplaces and big bay windows with inset window shutters.

The kitchen, equipped with a comprehensive range of fitted wall and base units and a central island, connects to the snug which is great for socialising during dinner parties. There is a range cooker, and space within the units for a dishwasher, washing machine, and full-height fridge. Extending out to the rear, there is an extremely spacious garden room which has enough room for both relaxing and dining within. There are French doors, Velux windows and traditional windows along the entire rear elevation that allow light to flood in. At one end of the room, there is a useful storage cupboard and at the other, there is a w/c.

Upstairs, a spacious landing leads to four double bedrooms. Each room benefits from high ceilings and large windows, contributing to the bright and airy feel throughout the upper floor. The rear-facing bedrooms also enjoy delightful views of the surrounding countryside. The family bathroom has recently been updated and in clouds a vanity unit, w/c, heated towel rail and bath with overhead shower. As part of the lapsed planning, there were also drawings made for a top-floor suite and the addition of two further bath/shower rooms.

Outside

At the rear of the property, there is a large terrace with steps that lead up to a neatly maintained lawn which is surrounded by borders with plenty of maturing shrubbery. By the lawn, there is a gravel terrace, ideal for taking in the view of the fields to the side and rear. There are also some raised beds with a nearby shed and greenhouse.

A double garage is located to the side of the house, providing additional storage or workshop space, and there is ample parking available at the front.

About the area

Bruton is a small historic town in the foothills of the Brue Valley, surrounded by beautiful rolling countryside a few miles north of Castle Cary and in easy reach of Wincanton, Yeovil, Sherborne, Glastonbury, Frome, Wells and Bath.

The town has a railway station, which is the Bristol-Weymouth line, with a further regular service to Bath Spa. There are also good Inter-City services at nearby Castle Cary (Paddington). Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including the "The Newt in Somerset" plus 'Hauser & Wirth' Art & Exhibition Gallery, the 'Osip', the ever popular dining experience 'At The Chapel', and of course an excellent choice of schools including Bruton School for Girls, King's School, Sexey's School and Sunny Hill Prep to name a few. Other nearby schools worth mentioning are Millfield, Hazelgrove, Downside and All Hallows.

Further amenities within the town include a doctors surgery, vet, pharmacy, post office, several convenience stores, petrol station and many independent shops and cafés.

The surrounding countryside is stunning with nearby national trust walks at Stourhead House and Gardens plus further pursuits at Babington House and as mentioned: The Newt gardens.

Places of interest

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs. Our services are transparent and clearly stated. About You Above are details “about us” and our service. However, this is really about you. We try to make it as easy as possible for you to search for the right type of property in the right area and in the right price range. We very much hope it works for you.
