The Sands is a small village about three and half miles south east of Farnham and is well located for commuters. The area is renowned for its outstanding natural beauty and has a pub, church, village hall and recreation ground, with Farnham Golf Club on its doorstep (0.7 miles).

The Georgian market town of Farnham offers an extensive range of shops, restaurants, coffee shops, a cinema and supermarkets, including Waitrose and Sainsbury’s. Seasonal events and fairs are held throughout the year.
