Lot 1: 2.60 acres (1.05 hectares) - Guide Price: £50,000 -£60,000

Location - The land is located in two separate blocks directly off Fulford Road and a Private Road within the centre of the village of Fulford, south east from the City of Stoke on Trent (9 miles), within the county of Staffordshire. The land is situated within easy reach of the towns of Stone (4 miles) and Uttoxeter (13 miles), offering good connectivity to major arterial roads such as the A50, A51 and M6.

Directions - From Uttoxeter, follow the A50 (Uttoxeter Bypass) north west for 8.6 miles to Tean Roundabout and take the second exit onto the A521. After approximately 1 mile turn right onto Cresswell Lane, after half a mile, continue onto Sandon Road. After a further half a mile turn right onto Saverley Green and after 1.2 miles, there will be a crossroads with Fulford Road straight ahead, and Long Lane to the left. The land is located and accessed on both sides of Fulford Road, as indicted by our “For Sale” boards.

Description - The land is located in two separate blocks and is easily accessible directly off lane side access points within the centre and edge of the village of Fulford, and extends in all to approximately 5.46 acres (2.21 hectares). Lot 1 – 2.60 Acres (1.05 Hectares) - A rare opportunity to acquire a single block of pasture land, extending to approximately 2.60 acres (1.05 hectares) located to the centre of the village of Fulford within the Fulford conservation area. The land is gently sloping in nature, and is accessed via a private lane leading off Fulford Road, which is included within the sale of the land as shown on the sale plan. The land benefits from having its own gated entrance and is bounded by a mixture of mature hedgerow boundaries and fencing. Adjacent to the gated entrance and included within the sale, is a dilapidated brick built former cow shed which has been used previously as an allotment due to most of the walls and roof no longer being in situ. Attached to the side of this is a small lean to, used as a storage shed.

Sporting, Timber & Mineral Rights - The sale includes all timber, mineral, fishing and sporting rights which may exist on the property.

Services - Prospective purchasers must satisfy themselves as to the availability and suitability of any other services.

Overage Clause - Lots 1 and 2 will be subject to an overage clause for a period of 25 years, at 25% of the uplift in value of the land on the implementation of, or the disposal of the property with the benefit of having planning permission for any non-agricultural or non-equestrian development.
