Description
Creek Lodge sits in the middle of a generous, elevated plot on the outskirts of the popular, coastal village of Noss Mayo. Arranged over two floors, this wonderful detached home is now on the market for the first time in 50 years and offers a wonderful opportunity to create a fabulous family home.
Benefitting from a south west aspect, the accommodation is filled with natural light and the spacious and bright entrance hall sets the tone for what is to come.
One side of the entrance hall lies the kitchen/breakfast room which has a range of base and wall units as well as a central island. There is an integrated Neff twin electric oven and grill as well as an oil fired Redfyre range oven, an induction hob and space for a dishwasher. Beyond the kitchen is a formal dining room with a fabulous, large bay window providing views over the gardens, village and countryside beyond
On the opposite side of the entrance hall is the generous, triple aspect sitting room with stone hearth and electric fire. French doors lead through into the fabulous conservatory which offers wonderful views over the gardens and far reaching views beyond. Again, glazed doors lead to the terracing which provides the perfect spot for alfresco dining or a sundowner whilst enjoying the views.
From the entrance hall, stairs rise to the first floor which offers a lovely, dual aspect principal bedroom with built in wardrobes and en suite shower room. Glazed sliding doors lead to a balcony which benefits from views to the River Yealm. Beyond this there are a further three double bedrooms which all have water views as well as a family bathroom and a cloakroom on the half landing.
Gardens and grounds
Approached via a private lane, Creek Lodge offers ample driveway parking as well as a detached garage and adjacent utility room.
Immediately outside the principal rooms on the ground floor is a lovely terrace offering not only an extension of the living space for dining and entertaining but wonderful views over the grounds and beyond.
The formal gardens and grounds are wonderfully private and offer a stunning, south westerly aspect. Sweeping lawned areas are bordered by mature trees and shrubs to the sides and a stream to the front and provide a number of areas to sit and enjoy the surroundings.
Beyond the formal gardens is a mature area of woodland which is a haven for birds and wildlife. A cleared path provides access to a clearing from which the views to the River Yealm are simply exquisite.
Location
Noss Mayo is an idyllic, picture postcard village which lies within the South Devon Area of Outstanding Natural Beauty. Located on the banks of the beautiful River Yealm estuary, it is a haven for keen sailors with the River Yealm being a Site of Special Scientific Interest (SSSI) and a European Special Area of Conservation with deep water moorings both close to the village and in the quiet upper reaches of the estuary. It is a hidden gem surrounded by ancient woodland, creeks and coastal paths all offering an abundance of wildlife. Close by are many secluded coves, including the beautiful Mothecombe Beach and the sandy beaches of the South Hams.
Newton Ferrers sits on opposite bank of the River Yealm and between them, the villages share a number of facilities including two churches, a good primary school, tea rooms and also an abundance of clubs, societies and special interest groups. Amenities include several shops (Post Office Stores, Co-Op food store, pharmacy, etc.) three good pubs/restaurant and the Yealm Yacht Club with bistro.
For more comprehensive shopping, Plymouth is about 10 miles to the northwest or Modbury and Kingsbridge to the east.
Communication links are excellent with the main route from Plymouth to Exeter (A38/M5 Devon Expressway) only a few miles away and bus services run to Plymouth city centre which is within easy commuting distance. Intercity trains run daily from Plymouth to Paddington and for those wanting travel further afield, the continental ferry port in Plymouth is also easily accessible.

Broadband availability and predicted speed: obtained from Ofcom on August 16, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 16, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 6, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
