Constructed of attractive local stone, with part rendered elevations, and a gorgeous clay tiled roof, '1 Cherry Tree Farm' is a quintessential chocolate box cottage in a delightful edge of village position, overlooking open fields to the front with a sunny southerly facing rear garden.

To the front of the house is a pretty lawned garden which is enclosed by a white picket fence and dwarf stone wall. A footpath to one side of the garden leads to a handy storm porch whilst to the opposite side a block paved driveway provides off street parking and access to an integrated single garage.

On entering the porch a second door leads you into the inner hallway of the cottage where a traditional style staircase rises to the first floor and you can find a useful storage cupboard, along with access to the sitting room and the kitchen/dining room. The sitting room is situated to the front of the house and features a delightful stone fireplace and pleasant outlook over the front garden. To the rear of the hallway a door leads through to the kitchen/breakfast room which is fitted with a substantial range of farmhouse style units. There is provision for a 'Rangemaster' style cooker, a wall mounted glazed display cabinet, double 'Butlers sink' and a solid wood block counter top. A practical tiled floor adds convenience and continues through to a superb double aspect dining room with an elevated ceiling, French doors to the rear and access to a side conservatory. To one side of the kitchen is a fantastic utility room with plumbing for a washing machine, space for a tumble dryer, additional kitchen units and a delightful 'Belfast sink', this along with a separate pantry.

The aforementioned conservatory has a quarry tiled floor and flanks the side elevation of the house, it looks out over a landscaped garden and provide access to a fantastic triple aspect family room that could be used for a multitude of purposes, but at current is utilised as a delightful second sitting room.

Moving onto the first floor you will find three beautifully appointed bedrooms and the family bathroom arranged of an alluring galleried landing, The master bedroom is a spacious and light filled, dual aspect room, decorated in soft pastel shades with neutral carpet and pleasing outlooks to both the front and rear. The second double bedroom is another lovely room with a front facing aspect and bedroom three a smaller single room with feature painted tongue and groove panelling to one wall. Completing the first floor accommodation is the well-appointed family bathroom which is fitted with a traditional three piece white suite, with a separate walk in shower cubicle and fitted vanity units, charming tongue and groove panelling features on the wall and ceramic tiles enhance this luxurious room.

Outside, the rear garden is every bit as delightful as the house itself, and somewhat larger than expected! Landscaped and much improved over recent years the garden wraps around the rear elevation of the house with a mixture of neat level lawns, stone patios, raised borders and a number of well positioned seating areas from which to enjoy the fantastic aspect. To one corner of the garden a pagoda leads to a little summer house, whilst to the opposite corner there is a more substantial garden shed. The bounded oil tank (recently replaced) is cleverly hidden behind trellis to the side of the house and beyond that are a two vegetable sheds and area of shingle stone, ideal for a greenhouse or even to home a few chicken.

As previously mentioned there is off street parking to the front of the house and an integrated single garage.
