“The site is within the development boundary of Menai Bridge where the principle of residential units is acceptable. The housing need must be justified, and a housing statement must also be submitted.

There is some concern on the amount of trees that would be lost on the site and whether this would lead to an impact on the Conservation Area. The proposed development may have a negative impact on the trees shown to be retained as the residential units are within the root protection areas. A response from the tree officer will follow shortly,
The proposal as submitted would lead to a large biodiversity loss and any future planning application would need to show larger benefit towards biodiversity.
As the development is within the Menai Bridge Conservation Area, careful consideration must be given to the scale and design to ensure that the development preserves and enhances the special character of the area. You will require Conservation Area consent for the demolition of the existing structures and an application must be submitted to remove or carry out any works to trees within a Conservation Area.
The Highways Authority has requested further information in relation to visibility and any future planning application should be accompanied by existing and proposed levels, finished floor levels and full details of any rock excavation.
Natural Resources Wales may be able to provide comments on the amount of trees lost as part of the site is identified as a Restored Ancient Woodland Site. They may able to provide further advice on the impact on the RIGs, especially if excavation work is proposed.”
