Description
Occupying a superb edge of village position, Orchard Cottage is a delightful house which dates back to 1948 and was renovated and extended by the current owners in 1994. Orchard Cottage is an excellent family house that has only had three owners since it was first built. The house is located within a particularly sought after area of south Suffolk.
The property comprises wonderfully proportioned and light-filled accommodation, including, an entrance hall with cloakroom, a well-fitted kitchen with excellent comprehensive range of base and wall mounted units which opens through to the breakfast/dining area. There is a walk-in larder cupboard and also a useful study. Double doors lead into the full width sitting room which also has a patio door out to the garden. The first floor has a large landing with access to the insulated and boarded loft and also doors to: four bedrooms, two en-suite bathrooms and a walk in store cupboard.
The outside
There is a large block paved parking area to the front of the house and which fronts a double garage with electric roller doors.
The gardens are a particular feature and are south facing with a terrace running the elevation of the house with covered seating area which also has a retractable sun blind. This opens out into the delightful lawned garden with herbaceous beds. To one side is a heated Westminster above ground swimming pool (8m x 5m) with filter shed to the rear.
Beyond the garden, are further grounds (classified as agricultural land) which has a productive vegetable garden, asparagus beds and raspberry canes along with two poly tunnels. There are composting bins, a garden machinery shed, garden store shed and further garage/boat store. There is a further garden shed and at the very end are two solid entrance gates which open onto Vale Lane.
In total the plot extends to about 1.125 acres.

Broadband availability and predicted speed: obtained from Ofcom on July 28, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on July 28, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 19, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
