THE SITUATION
The small hamlet of Stoke Dry lies on the Rutland border and provides easy access to neighbouring conurbations. The immediate vicinity is noted for uninterrupted countryside, stunning views over Eyebrook Reservoir, a glorious haven for wildlife and peaceful retreat. In 1943 the Eyebrook was used for low level practice by Lancaster Bombers of 617 Squadron, as final practice to the raids on the German dams. The 10th century Church is rumoured to have been used to plan the gunpowder plot. The neighbouring village of Lyddington has two public houses, a tennis club and a small playschool. The nearby market town of Uppingham is some 2.5 miles, with a good array of everyday shopping facilities, with a produce market every Friday.
Communications in the area are excellent with the A47 trunk road connecting the cities of Leicester and Peterborough, some three miles to the north, and to the east the A6003, providing good road access to the town of Kettering, where a mainline rail service connects with London St Pancras International in under the hour. At the same town the A14 dual carriageway provides rapid road access both east and west.
Recreation is well catered for in the area, with Eyebrook Reservoir within a stone’s throw, offering fly fishing, bird and otter watching, and a number of bridleways. Rutland Water caters for a range of pastimes, such as sailing, windsurfing, canoeing, cycling, fishing, walking, bird watching and horse riding. Barnsdale Country Club also has leisure facilities. There are golf courses at Manton, Luffenham Heath, Burghley Park, Rutland County and Greetham.
Educational facilities nearby are renowned with preparatory education at Uppingham, Oakham and Stamford. Secondary education is at Uppingham, Oakham, Oundle, Stamford and Leicester.

Broadband availability and predicted speed: obtained from Ofcom on September 13, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
