Talk about opportunities - M20 and value don't always go hand in hand but this mid century home offers value in stacks when you look at the open market. You just have to look at the highlight reel to see how it ticks all the boxes - approx. 1700sqft of living space, extended, five bedrooms, three bathrooms, stylish kitchen diner, a living room nearly 23ft in length and that's without even describing the location.
With the current owners having occupied the property for nearly 20 years, it's evident this home has the right combination of location, size and style to appeal to a range of buyers. They have seen their children grow up and even fly the nest. Homes of this era and design are known to be great homes due to their versatility and you can see how the space could be adapted for buyers and families of any size such as changing the snug into an additional bedroom, or moving the kitchen to the snug to create a huge ground floor bedroom plus en-suite, converting the loft like neighbours have to fit in a master suite or office space or simply leaving as is!
With all these positives you'll be surprised to the hear that the location keeps giving as well! When you think about Withington and Didsbury, there are the obvious attractions that spring to mind - Burton Road, Didsbury Village, schools, Metrolink, parks like Fletcher Moss, golf clubs, health centres, pubs, bars, restaurants, the Makers Market and more. Circular Road is located off Palatine Road so it's in the perfect position to benefit from all these things meaning that you are only ever a short stroll (or stumble) from Alberts, The Red Lion, The Drawing Room, Mary and Archie and all the other venues that draw people to the area. This location is also the commuter's dream with easy access to the motorway network for cars, the Fallowfield Loop for cyclists, major bus routes, the Metrolink and even the train network. This means, wherever you work across the North West you're within striking distance including major hubs like the universities, the hospitals, Trafford Centre, Media City, the airport and City Centre itself. School catchment is something anyone should consider when buying in South Manchester and you're walking distance to West Didsbury CE Primary School, St Cuthbert's Primary School, Cavendish Primary School and St. Paul's CofE Primary school and that's not even talking about the secondary schools like Didsbury High and The Barlow!
Back to the star of the show, accessed off the long drive to the front of the extension or the stone walkway with well maintained front garden this family home is a prime example of a mid century masterpiece that has been extended to the side and has scope for loft conversion if needed! When you enter through the front door it becomes apparent that the property has been thoroughly modernised but the vendors have managed to keep the character of the home throughout. The focus hasn't just been on the nice things like decor though with some of the boring (but very important!) improvements such as a new roof on the extension in 2023 and brand new boiler in 2022.
Off the large entrance hall you'll find the snug to your left which is the ideal adult space to wind down at night time, cinema room for the weekend, gaming room for the teenagers, home office for the WFH adult or simply a playroom for the kids. Then straight ahead you have an oversized living room with a feature stone fireplace, floor to ceiling sliding door and windows to the south facing garden. This room is perfectly balanced for dining, relaxing, partying or more and will be the hub of the home unless cooking is your thing and you'll love the modern kitchen diner just next door in the extension. Located off the main living room there is a generous kitchen with space for dining table - the 1970s style continues in the extension with a huge window to the front flooding the kitchen with light. To the rear of the ground floor extension there is a shower room (ideal for dirty toddlers and dogs!) and a utility room providing access to the rear garden.
Upstairs the surprises keep on coming with three massive double bedrooms with space for beds, wardrobes, desks and more which will please the adults and the teenagers. There is a well proportioned double bedroom by the principal bedroom which offers scope to be used as a generous dressing room or nursery. One last single bedroom that makes an ideal home office but could easily be the fifth bedroom. With two bathrooms to go with the one down stairs you'll never be short of a shower or bath when everyone is rushing in the morning. The versatile living space continues as well with the option to potentially turn one of the bathrooms into an en suite and turn a bedroom into a large dressing room over the extension to create a master suite that will be the envy of all your friends.
No house is complete without a garden and this one has a south facing garden with a mix of patio and lawn which is big enough to host the summer BBQ and with the large sliding door creating free flow to the living room the parties will always be at your home.

Vendor's favourite features: "Didsbury is famously a great place to live and bring up a family. Living here we were able to walk our children to school, access the brilliant bars, shops and restaurants in Didsbury, West Didsbury and Withington, plus easily get into town for work, concerts, theatre and pretty much everything else you can imagine.
Why We Love this House: We'd viewed so many properties, but when I walked into the lounge, I fell in love with this quirky house! It was by the far the biggest brightest room we had seen. The multiple large bedrooms upstairs were a definite bonus. I'd always wanted to be able to invite all the extended family around for meals and celebrations - we've definitely done that here. We added our dream kitchen, and even managed to fit in my dream spa bath.
Why are we Moving? Ian Brown from the Stone Roses once said that Manchester's got everything except a beach. We've loved Manchester but now we are moving to the beach! We are relocating to North Wales, as I've always wanted to live by the seaside. Now our children are grown up, we are looking forward to the next phase of our lives somewhere new."

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on October 19, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 23, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
