Fresh Estate &amp; Letting was formed by company directors Matthew Wiggall and Dean Brain and opened its doors for the first time in April 2011. Both Matthew and Dean had worked for top local agents previously and gained good reputations locally for their quality of work and for getting results. “Opening this business was a natural step for us both and a decision we have never looked back on. We charge applicant(s) a single Non Refundable agency fee, which is due in addition to any bond or rent requirement. We charge students £75 each. For an applicant letting one of our residential properties we charge £250. We charge £60 for each additional applicant or guarantor. All fees are due in addition to any rent or bond requirement.

Fresh - Sales and Lettings

INFORMATION ON TENANT HOLDING DEPOSIT AND ANY OTHER CHARGES Applicants will be required to pay a refundable holding deposit and sign and pre tenancy agreement when securing a property. The holding deposit will be equivalent to 1 weeks rent and will enable us to withdraw the property from our marketing. Applicants are at risk of losing the holding deposit should the following occur: - Should the Prospective Tenant(s):-1. Withdraw from this contract before entering into the tenancy agreement,2. Provide false information for referencing (Including undisclosed adverse credit history)3. Fail to act reasonably to enter into the tenancy before the deadline for agreement, they will be liable for the reasonable costs incurred by the Landlord and his Agent. In most circumstances these reasonable costs will exceed the value of the holding deposit; however, they will be limited to the value of the holding deposit. The holding deposit will be retained should any of the above points occur and will cover or contribute to the following costs. If the loss results in locks needing to be changed, the actual costs of a locksmith, a new lock and any replacement keys for the tenant, landlord or any other persons requiring keys will be charged to the tenant. If the Agent is required to go and get key(s) cut and make them available, then the Agent will charge for the cost of the key(s) and our time.
