Coed Ffawydd is a level to gently sloping mixed woodland in a quiet part of the Carmarthenshire countryside. Access is straightforward with an ordinary car or camper van.

The woodland has four quite distinct areas. Just behind the parking area that is part of the wood is an area of young beech trees, planted in 1993 under a Farm Woodland Planting Scheme. Just to the north of that is a small triangle of primarily Sitka Spruce and Sycamore planted in 1994. South of the beech is a larger area of Japanese larch, and then a smaller area of ash trees, all planted in 1993/94. Within the larch there is slowly developing understory of elder.

Most of the woodland is easy to walk around, with grass, ground ivy and ferns underfoot, although to the southern boundary a greater quantity of bramble has established itself. Some of the conifers are draped with moss, and even in the autumn woodland flowers can still be found. In the summer, the woodland edges attract butterflies, such as the Red Admiral and Speckled Wood.

At the back of the wood, there is an old earth bank, with a few much larger mature trees.

Access: the woodland is reached by a right of way over a good stoned track, suitable for any ordinary car or smaller camper van. There is a parking area within the wood, big enough for a couple of cars.

Mineral rights: Included, except as reserved by statute.

Local area: Coed Ffawydd is part of a larger woodland known as Allt Ffynnon Wen. Parts of Allt Ffynnon Wen are classified as Ancient Woodland, but apart from boundary trees on the earth banks, all of Coed Ffawydd was planted on grassland in the 1990s. Trelech, a quiet rural village located less than 2 miles away has public transport links. Trelech is located about 12 miles northwest of Carmarthen, the oldest town in Wales. It is also 9 miles from Newcastle Emlyn, a historic market town.

Boundaries: The western boundary is the main access track. The northern boundary starts as an earth bank, and then cuts through the Sitka Spruce, marked with stakes. The south-eastern boundary (adjacent to open farmland) is an earth bank, but the remainder of the boundary, adjacent to woodland, is just beyond the earth bank, marked with stakes. The southern boundary is marked with stakes. All boundaries are further indicated by orange paint. Neighbouring woods are marked with blue paint.

Covenant: in common with the neighbouring woodlands, there is a covenant designed to ensure that all can have quiet and peaceful enjoyment of their woodland.

Public access: There are no public footpaths or public access of any kind within the woodland.

VIEWING: You are welcome to visit this wood by yourself, but please ensure that you have a copy of these sales details with you - this woodland does not have very good mobile phone reception or internet access so we recommend either printing the details or downloading them to your phone/tablet/laptop. Please take care when viewing as the great outdoors can contain unexpected hazards and woodlands are no exception.

You are welcome to drive to the woodland entrance (please leave any gates as you find them). Park there and walk the rest of the way to the wood. There is a combination lock on the woodland gate: if you find the gate open, please do not drive through unless you have the gate code, as the gate may be locked at any time.

DIRECTIONS

If coming from the south follow signs for Meidrim from the A40, and then in Meidrim head north on the B4299, signposted Trelech and Newcastle Emlyn.

Follow the road for six miles, and as you enter Trelech, turn left, signposted Dinas.

After half a mile, turn right, signposted Dinas

Follow the road for one and a half miles, until you see the Woodlands For Sale sign on your left.

There is a metal gate, set back from the road. You are welcome to drive to the woodland entrance (please leave any gates as you find them) as there is no space to park on the road. Park there and walk the rest of the way to the wood. There is a combination lock on the woodland gate: if you find the gate open, please do not drive through unless you have the gate code, as the gate may be locked at any time.

If following the satnav for the postcode, do not take the last turning, which is the track leading to Clynblewog Farm. The entrance to the woodland is a third of a mile south west of the farm turning (before the farm if coming from the A40)
