Features and description

  • Tenure: Freehold

A 2¼ acre approx. sloping paddock, in good heart with natural water resources and ring boundary fenced for sheep and accessed along a private track with right of way over to it and benefiting from off-track car pull-in area and suited for either equestrian/amenity purposes.

Situation: Grid Ref SN226 – 326

The property is set alongside a private hardcore track, some ¼ mile in from the minor roadway leading from the rural village of Tegryn (a further ⅓ mile distant) going down towards the village of Llanfyrnach (1 mile). Tegryn provides for Chapel, primary school, community centre and public house. The market village of Crymych is some 3½ miles distant and provides for a varied array of everyday facilities. Several properties have access along this track to gain access to their respective property and each contributing to the upkeep of the track.

Viewing: At any convenient time with a copy of these particulars.

Services: Natural water resources on the land.

Directions: In the centre of the village of Tegryn, turn for Glogue and after passing the first house on the left hand side, take the left hand turning for Llwynyrhwrdd Chapel. Go down the hill and on approaching the front of the Chapel on the left hand side, the entrance track to Llwynyrhwrdd Farm will be opposite. Go along the first section and take the left hand fork for Clydfan and Frondeg. Continue along the track and the pull-in area will be on the left hand side with our ‘For Sale’ board erected. The land is below the parking area.

Description: The parking area is of hardcore base and the gateway leads off on one side into the field.

A sloping grassed enclosure in good heart and with sheep proof fencing on the top end and both sides and running down to the stream on the bottom. A small stream also feeds in off the track onto the land. 4 WD tractors have previously traversed the land.

The land would either suit for equestrian/small scale livestock grazing purposes, or for the environmentally minded, possibly suited for tree planting purposes.

IACS: The enclosure is not registered for this purpose.

Rights of Way

The property is sold with the benefit of all rights including rights of way, whether public or private, light support, drainage and water and electricity supplies and other rights, easements, quasieasements and restrictive covenants, all existing and proposed way leaves for masts, pylons, stays, cables, drain and water, gas and other pipes, whether referred to in these particulars or not.

Agent’s Note: A rare opportunity to parties possibly wishing to purchase land for the first time, or for other parties wishing to expand their portfolio. The land appears in good heart and capable of all year grass growth.
