OUTSIDE
The gardens at Lavender Cottage are a real feature of this property having been lovingly crafted and cared for over the years by the current owners. With numerous deep and well stocked borders, they also feature a paved terrace for al fresco dining, gravelled paths, a small pond offering a haven for wildlife, a timber pergola adorned with various climbers and a rose arch for some vertical emphasis. A greenhouse is the perfect spot for cultivating young plants whilst a further outbuilding provides two very useful stores that could serve numerous purposes. A thatched two bay car port is very much in keeping with the cottage and complements the additional gravel parking that lies to the side of the property. Much admired from the road, this is an idyllic cottage in a quiet backwater of a very desirable village.
LOCATION
Lavender Cottage is situated on George Street within the extremely popular village of Charlton Adam, located approximately 4 miles to the east of Somerton and 3 miles from the A303 Podimore Junction. The neighbouring village of Charlton Mackrell provides a primary school and parish church. The hilltop town of Somerton dates back to the Anglo Saxon era when it was the capital of Wessex and an important political and commercial centre. This attractive small town has an excellent range of facilities including shops, public houses and schools, with the larger commercial centre of Yeovil within an easy drive, as is the pretty Abbey town of Sherborne.
EDUCATION
The villages of Charlton Adam and Charlton Mackrell lie close together and share a primary school (0.4 miles). There are further primary schools in Somerton (4 miles) and in Keinton Mandeville (2.3 miles). There are nearby private schools at Millfield in Street (6.5 miles), Hazlegrove (7 miles), Sherborne Boys’ and Sherborne Girls’ (12 miles) and Wells Cathedral School (15 miles).
SPORTING AND RECREATION
The area is well provided for with bridleways, quiet lanes and footpaths. Fishing and sailing (by permit) at Sutton Bingham Reservoir near Yeovil and the Jurassic coast is just over 30 miles away. Racing at Wincanton, Salisbury and Taunton. Numerous golf courses including Wheathill and Yeovil. Theatres in Bath, Yeovil, Bristol and Salisbury. The Newt, now well renowned for its many first class attractions, is also nearby.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on July 1, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on July 1, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 2, 2009 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
