Location

The site is located within the well established residential neighbourhood of Arleston, Telford. Arleston is located to the north west of Telford Town centre, close to the motorway network via the M54 and approximately 4 miles from Telford Central railway station. ''Officers would expect the development to be substantially reduced in scale. Entirely without prejudice and for yourself as Applicant to evidence, it may be possible that a scheme of no more than 4no semi-detached two-storey dwellings may be more appropriate.''

Following the Pre App advice, a planning appraisal was commissioned by the client which indicates a potential scheme of 4no. semi-detached dwellings inc. associated private amenity space, along with maintaining the existing access to adjacent properties.

The report summarises 'This is an underused and previously developed site in a sustainable location and in this regard, taking into account the Development Plan, the proposed scheme is considered to be compliant with both local and national planning policies and is likely to be supported by the Council subject to detailed design'
