Property description & features

  • Tenure: Leasehold (245 years remaining)
"This flat has been a lovely first home. What appealed to me most was how large and spacious it is. I like that it’s located close to Staple Hill High Street and not too far from the city centre. I will definitely miss the flat and I will miss the neighbours the most, we all got on well, they’re friendly and helpful!"

The flat is situated in between Staple Hill and Kingswood, close to several of the central shops and amenities. Staple Hill is a popular high street of shops and cafes and just roubd the corner from Downend high street and running eastwards towards Fishponds high street. For those wishing to keep fit Kingswood Leisure Centre has a 25m main swimming pool plus a smaller pool and diving boards and plenty of other activities for all ages. Local schools are well regarded, including Staple Hill Primary, The Tynings and Kingswood Primary, with secondary education nearby at Bristol Brunel Academy. For commuters, the area is very well placed, with access to both Bristol and Bath possible within a short journey.

Measuring over 700 square foot, this is a spacious two-bedroom flat. The kitchen/living space in particular is vast and versatile, allowing plenty of space to cook, eat and live - as well as having space for a desk to work from home. There are two double bedrooms and a bathroom. The flat is modern, with several stylish fittings that allow the new owner to move straight in and benefit from not having to make many changes.

The flat benefits from an allocated parking space and use of bike storage, the communal garden and being sold with no onward chain.

Broadband availability and predicted speed: obtained from Ofcom on February 2, 2022

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 27, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
