DESCRIPTION
The land comprises productive cider orchards populated with a range of mature apple trees to include the following varieties: Michellin, Harry Masters Jersey, Yarlington and Dabinet. The land is split into two main field parcels extending, in total, to approximately 44.32 acres (17.94 ha) or thereabouts and is available as a whole, as shown edged red on the attached plan. A further 9.06 acres (3.67 ha) to the south is available by possible separate negotiation.
SITUATION
The land is situated centrally in the village of Stoke Sub Hamdon in South Somerset, conveniently located approximately 3.5 miles east of South Petherton and approximately 7.5 miles west of Yeovil. The A303 can be accessed approximately 0.5 miles distant to the north, providing wider transport links.
ACCESS
The land is accessed from the public highway known as North Street via a right of way over a track west of Castle Farm (as shown shaded orange on the attached plan) followed by a gateway into the land.
We understand unrestricted rights of access are in place to and from the public highway.
METHOD OF LETTING
The property is offered to let by Informal Tender. Tenders are to be submitted by 12 noon on Friday 6th December 2024.
The orchards are available from 1st January 2025 to 31st December 2025 on an initial 12 month licence basis followed by a 5 year Farm Business Tenancy agreement.

DIRECTIONS
From Martock, head south onto Stoke Road and continue on this road for approximately 1 mile until you reach the bridge over the A303. Continue straight ahead into Stoke Sub Hamdon for approximately 0.3 miles. Turn right into Castle Farm and follow the concrete track until you reach a set of double metal gates. The track in front will lead directly to the orchards.
