Property description & features

  • Tenure: Freehold
  • A substantially extended Victorian Lodge within beautiful gardens and partial lakeside views
  • Gorgeous conservatory opening to large terrace overlooking sweeping lawns
  • Excellent parking including two separate driveways, existing double garage and permission for additional garaging
  • Potential for annex subject to permissions and consents
  • Spacious accommodation over three floors
With its origins in the early 1900s and a substantial extension in the 1970s, this unique residence is full of character but also has all the mod cons needed for contemporary living. Located on the outskirts of Matfield village in an ANOB it has great ‘kerb appeal' with its traditional chimneystack, Gothic windows and impressive roof lines. While internally features include coved ceilings, an inglenook fireplace and ceiling roses.

Solid wood gates open onto the inner driveway that leads to the double garage with an additional room, currently used as a gym. Owing to the topography of this split level property the front door opens into the ground floor where you will find a spacious hall, the bedrooms, central stairs to the first floor and stairs to the lower ground floor that includes a cloakroom and all the living accommodation.

A spacious, dual aspect sitting room includes a charming bay window, French doors to the garden and a contemporary log burner. The adjacent dining room also has French doors to the garden and access to the dual aspect kitchen/ breakfast room. This has shaker style units, built in appliances, full height cupboards and French doors to the impressive conservatory with windows on three sides while bi-fold doors span the fourth side overlooking the terrace.

The ground floor includes a family bathroom, a balcony overlooking the garden and four double bedrooms, including two with dual aspect and built in wardrobes and the dual aspect principal bedroom with an en suite shower and a dressing room incorporating built in cupboards. While on the first floor there is a large sitting room/double bedroom or home office.

The gardens include terraces for outdoor entertaining and space for a hot tub, sweeping lawns surrounded by impressive trees and shrubs backing onto Gedges lakes.

What the Owner says:
We wanted lots of space and found this charming and spacious family home and also bought additional land to create an even larger garden. We are not overlooked and, because of the lakes and the surrounding woodland there is no likelihood of any future development. During our time here we have had a new roof put on in 2017, installed a new kitchen, replaced the conservatory/loggia, redecorated throughout and renewed the water treatment plant.

Extant planning permission exists for a second double garage and workshop and Planning has agreed in principle that the footprint could be enlarged to provide for an annex.

Matfield is a friendly place and includes a village green, two pubs, a butcher's shop and the village hall with a post office and regular activities. There is easy road access to the surrounding towns and villages including nearby Paddock Wood with its stores, individual shops, bars, restaurants and a station where trains can whisk you to London Bridge in 41 minutes. There are two good primary schools and a good secondary school. While Tonbridge, Tunbridge Wells and Sevenoaks offer excellent grammar and private schools.

Broadband availability and predicted speed: obtained from Ofcom on December 17, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 17, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
