Location

Planning
Planning permission was granted on 6 February 2024 (DC/23/00437/FUL) for the erection of a four storey apartment block comprising of 8 no two bed units in a single block. All of the documents are available on the planning portal. The permission is subject to various conditions, including the usual one that development must commence within 3 years.
Site Area
This is a cleared site of approximately 0.21 acres, we have not measured the site physically and prospective buyers must make their own enquiries and commission any required surveys for themselves.
Legal
The site is subject to an overage agreement a copy of which is available upon request. This will most likely amount to £15,000 in total but this depends upon the final sale price of the apartments. There is a S106 agreement in place and we are advised that the council fee has been paid and that the contribution to biodiversity amounts to £3828. A copy is available upon request. Prospective buyers should take relevant advice.

Tenure
We are advised by our Client that we are to sell the Freehold interest held on two titles. Land Registry OCE's are available upon request.
