Property description & features

  • Tenure: Leasehold (960 years remaining)
"We fell in love with the flat as soon as we saw it and the location could not be better for us, it has been our perfect first home! We have loved being so close to Whiteladies Road, Gloucester Road and Chandos Road, not to mention having the downs on our doorstep. The flat has so much natural light which was very important to us, yet it can be so cosy in the winter, especially with the addition of our new log burner! We love enjoying morning coffees in the sun in the lounge, and watching the sunsets from the bedroom in the evenings. We’ll be sad to leave but we know the next owners will love the flat just as much as we have."

Redland is one of the most sought-after parts of Bristol and features many tree-lined roads, parks, and green spaces. The area is highly convenient being placed in between several hugely popular parts of Bristol; to the North is Westbury Park and a short walk up Redland Road is the green expanse of The Downs. To the West are the independent shops and cafes of Chandos Road and Cotham Hill, and further West are the larger establishments of Whiteladies Road and Clifton. To the South is Bristol City Centre, around a 15/20 minute walk or a short cycle. To the East is Gloucester Road, running through the popular areas of St Andrews, Bishopston, and down into Montpelier, lined with hugely popular bars, restaurants, and shops. The area is very convenient into or out of Bristol, with Redland train station just around the corner and several bus routes running in the immediate area.

Sold with no onward chain, a light filled and stylish top floor flat on Redland Road, a stones throw from Whiteladies Road and The Downs. The entrance to the building is communal, with a private door and staircase leading to the hallway. The focal point of the interior is the living room, benefitting from multiple skylights, vaulted ceilings and laminate flooring. Adjacent is the contemporary L shaped kitchen, with matching wall & base units, integrated appliances and unique views across the city. On the opposite side of the hallway is the primary bedroom, with a variety of storage options and laminate flooring. The second bedroom, providing enough floorspace for a double bed and a smart three piece bathroom suite completes the accommodation.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
