Location

Planning and Use
On 11 August 2022 Planning Permission was granted under reference ST/0828/21/FUL for the 'Construction of two new retail units'. This appears to imply retail use as defined in the current use classes order but prospective tenants must make their own enquiries to ensure that their proposed use will be acceptable to the Local Authority. The owners will not allow any use that conflicts with the established uses of their own tenants within this block.
Accommodation
The approved planning drawings show two units each with gross internal area of 26.1 sqm (208 sqft). The accommodation will comprise : Front shop, store and wc with rear entrance to each unit.
Rates
The units have not yet been assessed for Business Rates but we would expect the RV to be assessed at under £12,500 pa, which would mean that they will qualify for Small Business Rates Relief. It is however the ingoing tenant's responsibility to satisfy themselves as to rating liabilities, prior to entering into a lease.
Lease
Each unit will be offered on a new lease for a term of 10 years, subject to a rent review after 5 years and upon a full repairing and insuring basis. Each party to be responsible for their own costs.
Every applicant will be subject to an AML check, for which we make a charge of £20 each applicant.
Condition
These are brand new units which will be presented to a second fix standard to include plastering and plumbing/electrical fittings installed. Ingoing tenants will be responsible for final decoration.
VAT
All rents quoted are exclusive of VAT and we have been advised that our clients have not elected to charge VAT on the rental.
