Historical Note
Alexander Wilson became Factor to the Earl Seafield for his Cullen estates in 1801, moving from Brangen, Boyndie, to Tochieneal which he farmed. Here there was already a house - of which the south portion of the present Tochieneal House was all or part. Alexander remained factor until 1823, after which he was succeeded by his nephew, John Wilson. John married in 1832 and had a large family. It may have been he, rather than his bachelor uncle, who doubled and re-orientated the house. William Robertson worked extensively for the Seafield estates and in Cullen; he also undertook many extensions and enlargments of houses for which there was a demand during the 1820-40 period. The long single storey building adjoining the rear of the house is said to have served as a school.

The property
Dating from the late 18th century, Tochieneal House is an elegant home offering almost 5,300 sq. ft. of sensitively modernised accommodation
arranged over three floors. Retained character feature include large sash glazing, generously proportioned rooms, high ceilings and some original fireplaces.

The accommodation flows from a welcoming reception hall and comprises a stunning drawing room with fireplace, dining room with fireplace, kitchen with wall and base units and modern integrated appliances and a bedroom and a shower room. On the lower ground floor, the property provides a study with fireplace and cloakroom, a second kitchen with wall and base units, two butler’s sinks, a cast-iron range and an inter-connecting breakfast room with fireplace with bread oven. There is also a separate utility room and a bedroom with garden access. Accessible through an enclosed footbridge oversailing the lower ground floor, the property also benefits from a vaulted outbuilding providing an studio/office with woodburner, and a workshop/games room with cloakroom and garden access.

The property’s four remaining double bedrooms, all with feature fireplaces, can be found on the first floor, together with two family bathrooms, both with freestanding baths and one with a separate shower.

The cottage
Located within the grounds of Tochieneal House is a lovely 2 bedroomed cottage. It has a separate driveway and benefits from a sitting room, kitchen, 2 bedrooms and a bathroom. The cottage is vacant and beautifully presented and could be used as additional accommodation, staff accommodation or rented.

Outside
Screened by mature trees, the property is approached through twin stone pillars and double gates over a gravelled and block paved driveway. The formal parkland garden surrounding the property is laid mainly to lawn bordered by mature trees and features numerous seating areas, outbuildings and a paved terrace, the whole enjoying stunning views over the surrounding countryside. To the north is a lovely burn, called Burn of Deskford, which has a number of small pools. There is believed to be the occasional sea trout and salmon within the burn.

Location
Lintmill sits near to Cullen which offers independent shopping, a Post Office, medical centre, community centre/library, golf course and primary schooling. Nearby Buckie and Keith offer local shops, bars, restaurants, sporting amenities and primary and secondary schooling.

More extensive amenities are available in Lossiemouth and Aberdeen. Communications links are excellent: the A97 gives access to Aberdeen and major regional towns, Keith station provides regular services to Inverness and Aberdeen, with onward daily express services to London, and Aberdeen International Airport offers daily flights to London and the Continent. The area offers a selection of independent schools including Gordonstoun, Albyn, St. Margaret’s School for Girls and Robert Gordon’s College.

This area of Scotland on the North East Coast has some stunning traditional fishing villages including Portsoy, Pennan and Crovie
