A true family home offering a delightful tucked-away position within this beautiful cul-de-sac in Guilden Sutton. Nearby shops, schooling, and the local village pub are all within walking distance, whilst the city centre can be reached in less than 15 minutes. The well-proportioned rooms are flooded with natural light thanks to the large windows throughout the property, which you can't help but appreciate from the moment you step foot through the door.
The property starts off with a hall with a staircase rising to the first floor, whilst doors lead off into the lounge and kitchen/dining room. The lounge is a fantastic size with ample space for multiple sofas to the front of the property, an opening here leads you through to the kitchen/dining room. The fabulous kitchen/dining room, situated to the rear of the property, has been fitted to feature a modern arrangement of shaker style wall and base units, with integral appliances and ample work surface space, to include an island creating even more worktop space and breakfast bar seating. The dining area is cleverly housed in the open curved conservatory, with ample space to fit a large dining table and chairs, making it the perfect space for entertaining.
From here, a door leads into a spacious utility room, which has space for both a washing machine, dryer and lots more storage, whilst a further door leads you into the downstairs WC and a door leads to the garden.
To the first floor, the landing provides access to the four well-proportioned bedrooms and family bathroom. Bedroom one is situated to the front of the property and is a great size, benefiting from a large window allowing lots of natural light to flood the room. The spacious family bathroom is fitted with a modern white three-piece suite, all complemented with attractive tiling.
Outside is where this house will really grab your attention! The property is well-positioned at the end of the quiet cul-de-sac, on a larger-than-average plot allowing for a lovely front lawn to the left and ample off-road parking in front of the attached garage. The lovely rear garden is laid mostly to lawn, featuring a patio area, perfect for entertaining.
A home ticking so many of those important boxes!

The Seller's View
The focal point of our friendly and quiet cul de sac has to be the large blossom tree that greets you as you turn into Fox Cover, all year round this tree provides beauty and character especially when seen from our bedroom window. With excellent access to local footpaths, we’re situated perfectly for mapping out our own personal walking routes in a safe area. A five-minute walk to The Bird in Hand when I’m not up to cooking comes in very useful! Famous for their fabulous menu and cosy ambience. Meadow Lea farm shop, a short distance away is not to be missed for a lunchtime sandwich. 'Niche' hairdressing salon is by the post office, while just next door is the Village Hall where we enjoy the annual Christmas lights switch on, a truly warming, intimate and festive experience for all the locals. Our garden will be dearly missed - particularly receiving the sunrise first thing in the morning, it’s a wonderful quiet haven where all year round the towering trees give personality to the view.
