Owner's comments

"I looked at Smugglers Steps initially because of it's proximity to everything such as the harbour, beaches, high street and nightlife (we're on the same street as the oldest pub in Ilfracombe - close enough to walk to and enjoy their numerous events, but far enough away not to be disturbed).

And then I saw inside Smugglers Steps, and fell in love!  She's like a quirky Tardis with so much space, an abundance of character, and lovely dual aspect views.  The view from the roof terrace over to Verity at the harbour is something to savour on a warm summer's night.  When it's less warm, sitting up in the lounge in the eaves looking out across to the Bristol Channel or stargazing is a view to behold and soothe away any of the days stresses.

Early retirement and a move abroad means that someone else can get to experience the charms and delights in Smugglers Steps."

Accommodation

Internally, the home is a somewhat surprising and individual home that offers vast amounts of space and some truly classic, quintessential features dating back to the mid 18th century. Some of these include exposed beams, thick rugged walls amongst the property's unconventional layout.

Upon entering the property, you will find the family bathroom on the right-hand side, away from the main accommodation. From the bathroom, you will walk down a small hallway that is filled with natural light. Then you will enter the heart of the home, which is the free flowing kitchen and connecting dining space. The kitchen is a deceptive area, well equipped with a dishwasher, washing machine, and ample storage in the form of multiple wall and base units and drawers. Also with a useful fixed breakfast bar, it is a perfect place to entertain guests or keep an eye on the children while cooking. There is a beautiful open dining area located off of the kitchen, which provides a spacious and sociable feel.

On either side of the dining area, you'll notice two double bedrooms, each overlooking the front aspect and bedroom one boasting a pleasant double aspect in this somewhat irregular shaped but charming bedroom.

There is a door in the small utility area that leads to an attractive sitting area. Together with the 'snug', the sitting room has three Velux windows that allow beautiful natural light to flood in. When the windows are open, you can enjoy lovely views of the harbour area. This is another quirky entertainment space, but equally a cosy area to enjoy a film of an evening, nicely separated from the main part of the property.

Outside & parking

The private roof terrace is a quirky hideaway, enjoying distant views beyond neighbouring rooftops towards 'Verity' and the coastline. This low maintenance space enjoys a pleasant seating area and a quirky area to enjoy a barbeque during the warmer months of the year.

There are plenty of nearby parking options, with residents' car parking permits available from Devon County Council at approximately £100 per annum.

Ilfracombe town offers a variety of independent shops along with larger supermarkets both in and out of town including Lidl, Tesco and Co-Op with further shops, art galleries, restaurants and bars within the area. The picturesque seafront and harbour area is where the renowned artist Damien Hirst influence can be found along with his ‘Verity’ statue at the harbour entrance. In addition is the exciting new water hub and café making the harbour area a hive of activity. Exmoor National Park is just around 10 miles away and is renowned for its undulating Moors and pasture land with rivers running down through deep wooded combes and valleys to spectacular cliffs along the North Devon coast. Exmoor also offers a wealth of country pursuits including hunting, shooting, fishing and is also popular with horse riders and walkers. North Devon's superb sandy surfing beaches are also within a short car drive including Croyde, Saunton (also with championship golf course), Putsborough and Woolacombe about 6 miles away. Barnstaple, the Regional centre, is about 12 miles and offers the area's main business, commercial, leisure and shopping venues as well as renowned Pannier Market and North Devon District Hospital. At Barnstaple there is access to the North Devon link road, which in turn leads, in about 45 minutes, to Junction 27 of the M5 motorway and where Tiverton Parkway also offers a fast service of trains to London (Paddington in just over 2 hours).
