Architecture & Interior

‘The Wedge’ – a one of a kind, semi detached property on the edge of the revered Lissenden Gardens estate. Despite being a leasehold property, it is an entirely independent home, with its own front door & private front and rear gardens.

Throughout the home are wonderful period features, wood flooring, tall ceilings and beautiful natural light.

Various rooms are on different levels, making for a quirky, one of a kind home unlike anything else in the immediate area.

As you walk through the bespoke front gate, you escape into your own little enclave. The front garden is fully enclosed with mature shrubs and a beautiful olive tree, creating a perfect spot to relax. There is also side return access from here to a covered storage area.

Entering through the front door, the entrance hallway is beautifully bright. Immediately to your right, the reception room has great proportions and has a wonderful view over the front garden from a huge Edwardian bay window.

Directly opposite, the kitchen is set down into the lower ground floor and has a lovely country feel. The rear garden accessible from here, catches the afternoon sun and feels like you are in a different world.

Up on to the first floor, the principal bedroom shares a double stacked bay window with the ground floor, which is common for Edwardian architecture. This room has fantastic square footage and is a wonderful space with a leafy view over the Lissenden Gardens.

The principle bathroom is adjacent, comprising a lovely walk-in shower, W/C and wash basin. There is a clever dressing room in-between, perfectly designed to compliment the bathroom.

Onto the top floor, the second bedroom is bright, airy with a special feature fireplace. The second bathroom opposite has been finished with a deep free-standing bath, W/C & wash basin finished in a neutral palate and a beamed ceiling.

Finally on the ground floor is a utility room, with fantastic storage & space for a separate washing machine and dryer.

In The neighbourhood

There is a wonderful feel to the neighbourhood, with a strong community in Lissenden Gardens. There is a hidden gate to Hampstead Heath at the end of the road, a private tennis court and community gardens. Hampstead Heath really is your playground, on your doorstep with everything that Parliament Hill has to offer only minutes away.

A plethora of pubs, coffee shops and independent shops are all within 5-10 minute walk. Kentish Town high street offers everything you need with a fantastic selection of pubs, restaurants, supermarkets & independent shops.

Our favourite local pub, Southampton Arms, is just around the corner serving a cracking selection of independent beers and ales, and for coffee, Little Oak Coffee, is a few minutes stroll and offers brilliant coffee and fresh pastries.

Transport and connections

Gospel Oak overground station is only three minutes walk away and offers connections from Stratford to Richmond, linking up the majority of central London along the way. Kentish Town underground & train station is less than 10 minutes walk away, connecting straight to the city on the Northern Line, with Thameslink train services north to St Albans, and south to Sevenoaks.

There are also numerous 24hr bus services going straight into London at the end of the road.
