Shieling Cottage is a pretty Grade II listed property, with a very large garden, within walking distance of Petworth town centre. The cottage is believed to date from 17th Century and forms part of a building that was known as the Wheatsheaf Inn. It has attractive external elevations of timber framing with painted brick infill, under a clay tiled roof. The accommodation, which would benefit from some updating, includes good ceiling heights and many period features including exposed beams and an open fireplace. The front door opens into an entrance hall and straight ahead is a kitchen/breakfast room with a nice outlook at the rear. Also off the hall is a good size sitting room also with a nice outlook, with cloakroom to one side. A staircase leads to a landing with 3 bedrooms and a bathroom. There is access from the landing to a large loft area.

Outside, there is a side gate and path, over which the adjoining property has access. This leads to a path that eventually leads to a very large, but overgrown, garden and has access to the rear, in all extending to about 0.18 of an acre. In addition, the area of garden marked in blue on the land plan is held under a separate licence from The Leconfield Estate. We believe there may be the opportunity to rent a parking space at the rear from The Leconfield Estate.

SITUATION
Shieling Cottage is located at the north/eastern edge of Petworth, located on North Street, opposite the wall of Petworth Park and has access to the Park close by via the Cow Yard entrance. It is also within walking distance of the excellent range of quality independent and specialist shops and other amenities in the town. Petworth is a picturesque and historic old market town dominated by Petworth House with its beautiful 750 acres of parkland designed by Capability Brown which can be accessed within a very short distance of the property. It is located within the South Downs National Park and has a primary school, three churches, various sporting facilities and a range of vibrant societies including the annual Petworth music and literary festivals. Midhurst (6 miles) has an excellent range of shops as well as the world renowned Cowdray Park Polo Ground and the Cowdray Golf Club.

Chichester (15 miles) provides a broader choice with all the major supermarkets and its well renowned Festival Theatre. In addition there is horseracing, golf and lots for the motor enthusiast at the famous Goodwood Estate (13 miles). The area provides a good choice of state and independent schools for both boys and girls. Pulborough mainline station (4 miles) provides a service to Gatwick, London Bridge and Victoria.
