This prominent historic Grade II listed building in the very heart of the city has recently been completely renovated
This unique historic Grade II listed building occupies a prime position opposite St Andrew's Hall and has wonderful triple aspect views of the area. This property has recently been refurbished to make a splendid family home, however the planning has been delayed within the Nutrient Neutrality ban and is awaiting a decision to be transferred from commercial use to residential use. The versatile property was formerly used by a local company as its main office and housed over 20 employees with six separate offices. Previous uses include a school, doctor's and dentist's surgeries and serviced office space. It extends to around 156 sq/m and offers many opportunities.
This is a particularly important building of exceptional special interest with outstanding interiors and we strongly recommend an internal viewing.
History The property is also known as Armada House as it was believed to be partly built from timbers of the sunken Spanish Armada. The story is emphasised by the date 1589 carved on the exterior, and a plaster relief carving of a 16th century ship under sail on the Princes Street side of the building. Although there has been a property on the site since the 14th century the name Garsett House presumably comes from a previous owner Robert Garsett in 1570. It has had numerous uses over the years and was used as a school in 1864 and owned by Ernest Kent a solicitor who on his death bequeathed the property to the Norfolk and Norwich Archaeological Society.
Viewings Viewings are being held and the next opportunities to view are on

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on November 7, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on November 7, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
