Full Property Description

Located in the village of Pettaugh, this four bedroom executive detached home has all of the extras you would expect in a modern property.

With energy saving solar panels (with feed in tariff), air source heat pump, double garage, three bathrooms, three reception rooms as well as utility room, downstairs cloakroom and a really good sized garden, this village home is essential viewing for those looking for more space!

On entering this home you will be struck by how spacious, light and airy it feels with a sweeping entrance hall providing access to all reception rooms as well as the kitchen diner and first floor landing. The sitting room has windows to the rear and side aspects letting light flood in and there is a brick built fireplace with oak beam mantle, helping the property feel welcoming and cozy.

The separate dining room at the front of the property and has more than enough space for all of your family and guests to dine in comfort. The kitchen dining has an area ideal for a breakfast table as well as all of the fitted appliances you might expect, including water softener.

Upstairs, the long landing gives access to all of the bedrooms and family bathroom. The master bedroom is a superb size and has its own recently re-fitted ensuite, as does the second bedroom too.  The family bathroom has also undergone a makeover and is in great condition.

Outside, there are a number of garden spaces. To the front and sides are vegetable and fruit gardens (with a recently erected 10' x 8' Pent shed with power and light) for those with a green fingers! To the immediate rear of the property there is a really good sized patio area that is a real sun trap and has an electric awning that extends above most of the patio for those looking to escape the sun but still enjoy the outside space.

The remainder of the partly walled garden has been laid to lawn and extensively landscaped with tree, shrub and flower borders and inset features. There are two timber gates giving access to the front and side of the property.

The property benefits from solar panels on the roof that (along side the air source heat pump) help keep the energy bills lower and the solar panels have a current feed in tariff.

Finally, the property has its own double width driveway with double garage that has power and light supplied. There are a number of outside power points.

The current owners bought the property because of its great views across open farmland to the Southeast and the garden to the rear which they have developed over the years.

Pettaugh and the surrounding area

Pettaugh is a village with countryside access and good connections to local towns. Just 2.5 miles from Debenham and its facilities, easy access to Needham Market, Stowmarket and Framlingham for when those destinations are needed.

Pettaugh has access to a good pub only 0.5 mile away, by easy access along the quiet road to Crowfield or as a mid point stop on a lovely 4 mile circular walk around the village of 4 miles which starts and ends by the Church a few yards from MIll Field.

The country walks also give lovely access to Helmingham Hall Deer Park and gardens with many more addons if needed for longer country walks and is therefore ideal for Dog owners. Pettaugh has straight forward access to Felixstowe, Woodbridge, Aldeburgh and other lovely coastal towns great for walking and days out.  An added bonus is all major supermarkets are within easy reach by car and there are regular bus services into Ipswich from the village green and the mobile library visits once a month.

Debenham High is a well-regarded state school and nearby is the Private junior school at Brandeston which feeds -part of- the well-known Framlingham college.
