A stunning period property forming part of the historic collection of Rothschild properties in Tring and approaching 3500 sq ft in size. Having been the subject of considerable extensions and renovations over the years the property now offers flexible, spacious and luxurious accommodation over two floors and with a large Southerly facing garden.

The Accommodation - The centrally positioned, stunning kitchen/dining/family room connects the original front of the property and the rear sections of the property. Fitted with handmade solid wood base and eye level units the kitchen is an exceptionally sociable area. With ample space for sofas, dining room table and chairs which includes a solid oak island, The vaulted ceiling and exposed beams in the kitchen continue the theme of high ceilings, space and natural light flow throughout the property. Connecting to the original house there is a second kitchen space with dedicated dining room, a living room area and two bedrooms at first floor level with a bathroom. Moving from the kitchen to the rear section of the property area there are a further two reception rooms with wood burning stove, doors opening to the stunning rear garden and a feature arched window to the front. At the rear section there are a further three bedrooms, two bathrooms and a cloakroom.

Outside - Directly to the front of the property and running alongside it is a large driveway which leads to a double garage with power and light and access through to the rear garden. Having been painstakingly restored over time by the current owners. Mainly laid to lawn there are a number of specimen trees and mature planting throughout the garden and to the side boarders which are enclosed by close panelled fencing to the side and post and rail fencing to the rear. An extensive patio area is directly to the rear of the property and halfway down the garden is a well positioned timber framed garden room.

The History Of The Property - The neighbouring Manor of Pendley had been purchased by the Rev. James Williams in 1864, a member of a Norfolk family who had made a fortune in the silk trade. At that time he was renting and residing at Tring Park mansion prior to its acquisition by the Rothschilds in 1872. A small part of the copyhold of the Manor of Pendley included an area on the south side of Tring Grove. A little later, once the Williams family were living in their newly-constructed house at Pendley, some attractive pairs of estate houses with decorative windows, porches, and tile hanging, as well as a laundry building (this property) to serve this big house, were erected on this land in Marshcroft Lane.

The Location - The property is situated within walking distance of Tring town centre, which is a historic market town, providing a range of individual shops and restaurants including an M&S simply food and a large Tesco supermarket. Tring is surrounded by greenbelt countryside of great natural beauty, encompassing Tring Park and Tring reservoirs which are renowned nature reserves. There are excellent paths for walking, running, cycling and riding including The Ridgeway National Trail and the vast Ashridge Estate with Ivinghoe Beacon providing far reaching views over the surrounding landscape. 7 The Grove is ideally placed to take advantage of all the countryside Tring has to offer.

Tring Town - The local educational facilities are excellent and include the renowned Tring Park School for the Performing Arts, Goldfield Infants and Nursery School (currently with an outstanding Ofsted), Tring School (currently with a good Ofsted & outstanding for its sixth form) and it is also close by to The Berkhamsted School for boys and girls and The Grammar Schools of Aylesbury. Tring railway station lies just over a mile away for fast and frequent services to London/Euston taking about 40 minutes. The A41 bypass provides a fast link to the M25 motorway (J20) and from there the national motorway network and international airports. Tring benefits from its own indoor swimming facilities and various well supported sporting clubs including cricket, tennis, football, rugby, hockey and running to name a few. It is also home to the Sir Walter Rothschild Museum which is part of the Natural History Museum. Tring is a lovely place to live with a warm and welcoming community spirit.
