Mandarin Cottage is one of just two attached cottages originally built for the Kelly Estate workers, we are told, in about 1836. Much of the character of those times has been retained, carefully looked after and enhanced by our current vendors during the eighteen years of their ownership. Including original slate polished floors, a wood burning stove set into an exposed stone fireplace and most of the ceilings enjoy exposed beams. This quaint and interesting home is Grade II Listed with some of the windows being replaced like for like, wooden single glazing, along with replacement cast iron gutters and pipes in recent years. The whole house is heated by oil fired central heating.

The accommodation is traditionally laid out over two floors with entry from the front via a small arched porch into an entrance hall. The dual aspect sitting room is a delightful room enjoying the focal point and warmth from the wood burner, along with a window seat and wide slate sills. The family size dining room accommodates the staircase to the first floor, enjoys a window seat and has access to the shower room/WC with shower cubicle, WC, hand basin with vanity unit below and access to the understairs storage cupboard. The kitchen is located off of the dining room and has been replaced within recent years with an array of light green shaker style units situated both above and below a solid wood work top. There is a butler style sink and space for a dresser. The integrally fitted electric oven, hob, fridge, washing machine and dishwasher are all to be included within the sale. There are traditional quarry tiles to the floor and a timber stable style door allowing external access to a small courtyard and useful stone shed.

Upstairs, there are four bedrooms, three of them are double in size. The bathroom/WC benefits from an attractive freestanding roll top bath with claw and ball feet, a wash basin situated above a vanity cupboard and a low level WC.

Outside, the garden measures over a third of an acre and is arranged over many levels with attractive pathways and steps. There are plenty mature trees, established planting and a fish pond to admire. The highest part of the garden has the advantage of views over the roof of the house through the trees towards the countryside and farmland beyond. The adjacent parking for two vehicles is accessed across a concrete farm track. An original stone piggery, in need of renovation also has space in front to store logs and an additional car parking space. Internal viewing is highly recommended.

The property is situated close to the small hamlet of Kelly positioned in the heart of the rolling West Devon countryside. The surrounding area is made up of similar large country properties with, in the heart of the hamlet the Church of St Mary the virgin, which serves Kelly and Bradstone. Within a few miles is the village of Lifton which has a traditional range of facilities such as a Village Store/Post Office, Parish Church, Community Centre, Public Houses, County Primary School, Doctors Surgery, Park and a nearby Farm Shop to name but a few.

Further comprehensive shopping, commercial and recreational facilities can be located in either Launceston (7.2 miles) or the Devon Stannary Town of Tavistock (9.3 miles). There are a wide range of private Schools with St Josephs (Launceston) and Mount House and Kelly College (Tavistock).

Excellent transport links can be found in the Cathedral City of Exeter by road, rail and air (Exeter International Airport) which is about 40 miles distant. The A30 dual carriageway can be reached in approximately 10 minutes. The Continental Ferryport and City of Plymouth is approximately 23 miles distant and has regular cross channel services to France and Spain.
From Launceston town centre proceed along the A388 (Western Road). Just before reaching Pennygillam Roundabout turn left along the A30 signposted Okehampton/Exeter. Continue for approximately 3 miles and take the left hand exit signposted Lifton/Liftondown/Lewdown. Proceed into the village of Lifton passing through the main street keeping the Arundell Arms Hotel and Post Office on the left hand side. Continue towards Tinhay taking the first right hand turning towards Tavistock and Chillaton. Continue over the bridge, taking the second right onto the single track road. Proceed along this road for approximately 1.5 miles taking the right hand track by the post box labelled Yeomans Farm. The property is situated a short distance along on right hand side marked by a Webbers For Sale Board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
