GUIDE PRICE £350,00 - £375,000
Propertyworld is delighted to present this recently extended, and completely refurbished, two bedroom, two bathroom, ground floor Victorian conversion flat with private garden that comes with sole ownership of the freehold.

This gorgeous property effortless blends a raft of period features and detailing with well judged, contemporary touches. The results are impressive and must be seen to be fully appreciated.

The accommodation is bright, airy and full of natural light. Flooring is either the original floorboards or stunning oak parquet flooring (with underfloor heating!). The reception to the front is a stunning room with working period fireplace, shelved alcoves, bay window with integrated storage and seating bench. The main bedroom boasts fitted wardrobes and a lovely original fireplace with an additional private en-suite bathroom.. To the rear of the property you will find an impressive, fitted kitchen with poured terrazzo worktops, boiling water tap and a suite of contemporary wall and base units and integrated appliances. The main bathroom is beyond the kitchen, boasting a three piece white suite with bath and underfloor heating. The side extension, added in the last couple of years, has created a second bedroom or office.

The garden is paved and low maintenance and is the ideal spot to unwind or to entertain friends.

The location is spot on; boasting excellent transport links, and easy access to an abundance of green spaces and parks, and a plethora of independent shops, gastropubs and sought after neighbourhood restaurants.

Offering incredible value, and coming with sole ownership of the freehold, this is the perfect first time buy.

"We have loved living on Elderton Road, but with the arrival of our daughter and lots of family outside of London wanting to come and visit, we just need a bit more space! The main highlights for us are the original coal fire in the winter, the spacious private garden in the summer and the various areas of clever storage. With the rear of the house being recently renovated we were able to incorporate updated touches like underfloor heating and a modern kitchen but kept the solid wood floor throughout. The full en-suite is perfect for guests to give a sense of privacy when staying, although this bedroom has been taken over by our daughter as of late! We will definitely miss Elderton Road, it’s a quiet no thoroughfare street with lots of really friendly neighbours! The area is developing weekly with new shops and events. The transport options here are reliable and versatile with the overground and 3 national rail branches all within a 15 minute walk. We love the area and will not be going far, we hope you love the flat!"

When we started our family business back in 1997, we wanted to offer something different.  We had three aims in mind.  To deliver exceptional results on behalf of our clients, be honest and trustworthy and to provide the best customer service we possibly could. 19 years on and we’ve learnt a huge amount about what our customers need and want from us, but our core values haven't changed. We are proud to have won a number of awards for our customer experience including Best Small Chain in the UK 2017 (allagents.co.uk), Best Estate Agency - London (Real Estate and Property Awards 2016) and Best Estate Agency in South East London 2016 (allagents.co.uk). The awards we’ve won are testament to our team’s commitment and our hard-working, customer-first attitude. We’re also delighted that 99% of our customers would recommend us to their friends and family.  And this isn’t just because we apply our 50 years combined experience and expertise.  It’s because we put our customers at the heart of what we do.  We go out of our way to make the process of buying or selling, renting or letting as painless and as smooth as possible.  We support, we don’t hinder.  We care about what we do and the people we’re working with. Every new client we work with is an opportunity for us to continue to maintain those high levels of service we set out to deliver when we first opened our doors. We look forward to welcoming you in the Propertyworld family!

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 17, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 16, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
