Location
Irnham is a quintessentially unspoilt charming English village. Unlike many other estate owned villages, Irnham has embraced the need to change, flourish and advance with the addition of 21 houses and 2 barn conversions in modern times. In 2004 Sir Roy Strong picked it as the best village in the Midlands for his Country Life article and cited it as 'an example of how villages will prosper and survive'; a considerable accolade.
Standing on the rise of a wooded hill is the St Andrew's church and the medieval Irnham Hall lies just beyond it. The Irnham community is welcoming, helpful and friendly. Should you wish to join in there are organised social events throughout the year. The church forms part of village life and a number of village functions are held at the wedding venue within the walled gardens of Irnham Hall. The Griffin Inn is another popular focal point in the village.
Corby Glen is approximately 2 miles away and has both a primary school and the Charles Read Secondary Academy. Further schooling is available at Witham Hall preparatory school and Stamford School. Grammar schools at Bourne, Grantham and Sleaford are easily accessible. Communication links are excellent with trains to London Kings Cross from Grantham taking just over an hour. The A1 is approximately 6 miles to the west.
Viewing
The plot is situated between No's 21 & 22 Swinstead Road and Brook House. Access is not yet possible directly from the Swinstead Road but via rear of the car park of the Griffin Inn via the footpath and style over the brook. As you cross the stile turn right and keep to the boundary hedge on the right hand side. Walk for 100m and you will reach the start of the plot.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
