Vendors comments:
"The quietness - the garden is really quiet. Can't hear any traffic!
Privacy of the garden, in the summer when all the trees have their leaves, it's an oasis.
Morning light into the sitting room bay window and master bedroom.
In spring/summer, a cup of tea on the sunny deck in the morning is lovely and full sun on the patio in the afternoon. We've enjoyed lots of BBQs with friends around the big patio table.
Space and layout of the house, having the second reception as a children's play area with the ability to close it off with the doors has been great to separate adult and child spaces.
Having a big dining table in the big kitchen is really useful for children and having the doors open in summer, so they can come and go is great. Plus a generally nice entertaining space.
The sitting room in the winter is extremely cosy when the fire is going, a nice retreat when kids are in bed.
The street community - active WhatsApp group, lots of help/support, recent street party. Lots of people on the street for years. Fundraising by the residents to improve the street e.g. money was raised this year to plant more trees on the street.
Lovely and quiet neighbours
The Blythe Hill Tavern - always in top 10 London pubs according to Time Out. Has a pizza truck on Thursday and Friday.
The new cafe Marchetti - great coffee & food, nice community
Moonlane Bookshop - gorgeous children's bookshop with knowledgeable and kind staff.
Blythe Hill - walking distance to a popular park with one of London's best views at the top
Super Fast train links - London Bridge/Charing Cross from Catford Bridge, Farringdon from Catford, East London overground from Forest Hill
Limebike drop off zone outside the house :-)"

Broadband availability and predicted speed: obtained from Ofcom on May 24, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 24, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 8, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
