TENANTS
To reserve a property a holding deposit equivalent to one week’s rent is payable. This will reserve the property for you whilst reference and other pre tenancy checks are carried out. Please note that this deposit will be withheld if the prospective tenant or any relevant person (including guarantor(s)) withdraw from the proposed tenancy, fail a right to rent check, provide false or misleading information which it was reasonable to rely on when considering the application, or fail to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or any other deadline for Agreement as mutually agreed in writing). If successful, the holding deposit will be used towards the first months’ rent.
DEPOSITS
We will require on or before the commencement of any let agreement, the equivalent of five weeks’ rent together with one month’s rent in advance. As the above funds must be ‘cleared funds’ before the tenancy commences, we require payment direct into our account.
TENANCY AGREEMENT
All adults wishing to live at the property will be named on the tenancy agreement. The tenancy agreement will provide for all persons under the tenancy to be joint and severally liable for the covenants contained therein. Adults who are not named on the tenancy Agreement jointly may not live in the property.
