*CURRENTLY BEING REFURBISHED - VIEWINGS AVAILABLE*

This unique 3 bedroom listed cottage situated in the centre of Faringdon is being fully renovated to an incredibly high standard, and boasts views of open countryside.

Having been completely stripped back to its original structure, this property is undergoing a tasteful refurbishment to include a lounge/dining area with log burner and high quality bespoke decorative features such as a lit wine display where the original staircase used to reside.

Moving through to the kitchen, complete with bi-fold doors to an attractive Mandarin stone patio area, you will find white limestone flooring, a modern kitchen with island and white marbled tops, integrated dishwasher and attractive units in Farrow and Ball Railings.

Bedroom 3 is on the ground floor, with bi-fold doors opening out to the second tier patio. There is also a cloakroom with integrated washing machine and dryer.

On the first floor, there are 2 double bedrooms - the principle of which is a large double with vaulted ceilings and original beams, dual aspect windows with views to the front of sweeping fields and hills, a cast iron fireplace with 'wedding cake' chimney, and a walk-in wardrobe.

The second bedroom is also a double, with vaulted ceilings and an exposed stone wall.

Just off the landing, there is a dressing space with built-in wardrobes and a skylight window.

The bathroom is high specification and includes a walk-in double shower unit with rainfall fixture, a large and deep free standing bath with Arezzo decorative taps, skylight window, and Dijon tumbled limestone tiled surrounds.

The South facing garden is 3 tier and fully landscaped, with two private patio areas and attractive wooden steps with inset flower beds. There is a 30ft (approx) lawned area, and the garden is fully enclosed by original brick walls.

There is also scope to reconfigure the far end of the garden and install a dedicated parking area.

*Viewing is highly recommended, despite the refurbishment still being in process and nearing completion*

A material information report  has been gathered from and confirmed as accurate by the sellers of the property and is available on request.

About Faringdon

Known for its 100ft Folly Tower, the last major folly to be built in England. It sits close to the centre of the town centre on Folly Hill and offers fine views across 5 counties. Built by Lord Berners who lived at the 18th century Faringdon House. The town hall, surrounded by Georgian-fronted buildings, dates back to the 17th century.

Faringdon is situated in the Vale of White Horse and sits on the fringe of the Cotswolds. The bustling market town has a wealth of amenities and offers easy access to many attractions, including the Ridgeway, White Horse Hill, Buscot Park, Thames walks and boat trips. With the dreaming spires of Oxford just only 20 minutes away, there is plenty to keep the whole family entertained.

Faringdon was the first capital of Wessex, from where Alfred the Great ruled his kingdom for a time. In 1218 King Henry III gave the town a charter for a weekly market, which still exists.

This historic market town is 18 miles south-west of Oxford, 10 miles north-west of Wantage and 12 miles east-north-east of Swindon. Its views extend to the River Thames in the north and the highest ground visible is on the Ridgeway in the South.

About The Oxfordshire Property Agent

At The Oxfordshire Property Agent we like to think we do things a little differently to a traditional estate agent.

Here are some of ways we feel we differentiate from the usual ‘high street’ and online offerings;

-        We are transparent with our pricing - it is published for everyone to see and is almost half that of the national average, fixed at only 0.75%

-        Each agent only works with 5 sellers a month, focusing on a personal and professional service and adhering to the highest possible standards. A small client base allows us to afford more time to you and your sale.

-        We don’t tie you into a long contract. As part of our drive to increase trust and transparency, we only work on a 1 month rolling basis - no catch.

-        We aim to learn as much as possible about you and your property with our pre-listing walk through. This time used to discuss the ongoing sale strategy, and also to offer advice on how to best dress your home for photos - allowing our professional photographer to take the best possible images.

-      We use the same concept for viewings, and when it comes to showcasing your home, unlike most agents we book an hour long viewing to allow time for the buyer to fully appreciate all the unique features on offer. This ultimately increases the chances of an offer and in turn helps us achieve the best possible sale value for you.

If you are interested in one of our properties for sale, or have a property to sell, why don’t you give us a call today and see if we can help!

About The Oxfordshire Property Agent At The Oxfordshire Property Agent, we believe that property owners deserve an exceptional level of service in exchange for a fair fee. That’s why we have decided to do things a little differently. We offer something different: the undivided attention and expertise of an experienced estate agent in Oxfordshire. We are committed to making customer service and a personalised approach to selling our top priorities. That’s we will take on more than five clients at any given time. This ensures we are able to give each client our full focus and attention. We also believe that too many homeowners are paying too much for estate agents in Witney, Oxford and the surrounding areas of Oxfordshire. So we’re doing everything we can to exceed our customers’ expectations while keeping our fees as low as possible. When you choose The Oxfordshire Property Agent to sell a house on your behalf, you can expect to pay significantly lower-than-average estate agents fees. We take enormous pride in delivering an honest, transparent service that prioritises your best interests. While we are confident that we can sell your property at an attractive price, we don’t want you to feel like we’re pressuring you in any way. That’s why our standard house-selling contract involves a one-month rolling period. If you change your mind or you wish to explore other options, all you need to do is give us a month’s notice in writing. Put simply, we are trying to revolutionise the way estate agents in Oxfordshire and throughout the UK sell homes. We believe sellers deserve our full attention, a personalised service, and a commitment to securing the best possible market price — all for a fair fee. We also believe that buyers deserve the time and space to make informed decisions, which is why all our property viewing slots last for an hour instead of the 15-minute average. More and more clients are choosing us because our approach of taking on fewer clients and treating every homeowner as an individual inspires confidence and trust. We’re changing the way estate agents in Oxfordshire operate — one property at a time.

Broadband availability and predicted speed: obtained from Ofcom on January 28, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 28, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
