An administration fee of £270 (inc VAT) is payable per property to include the tenant&#39;s share of the legal and inventory costs, plus a referencing fee of £102 (inc VAT) per applicant.

An initial application fee of £100 will be required with your completed Application Forms. This money will be off-set against the above fees if the tenancy proceeds. In the event of the tenancy not proceeding due to withdrawal of the application or unsatisfactory references, this initial fee will not be refunded.

Where a Guarantor is deemed to be required, a further administration fee of £102 (inc VAT) per Guarantor is payable in order for the tenancy to proceed.

An administration charge of £120 (inc VAT) is payable per property when Landlords have given consent for pets.

LANDLORD&#39;S SECURITY DEPOSIT:

You will be required to pay a deposit equivalent to 1.5 months&#39; rent prior to the commencement of the tenancy. The deposit is secured under the Tenancy Deposit Scheme for Regulated Agents managed by The Dispute Service (www.thedisputeservice.co.uk). This scheme is supported by the Royal Institution of Chartered Surveyors, The National Association of Residential Lettings Agents and the National Association of Estate Agents.

Check Out Fee:

The tenant will be liable for a check out fee of £96 (inc VAT) to cover the costs of the final inventory check, confirming closing readings to the utility companies and dealing with any dilapidation. This will be charged at the end of the tenancy.
