Three of the remaining four bedrooms have their own set of open-tread stairs that lead up to a mezzanine floor in the loft. The family bathroom is fully tiled and fitted with a modern white suite that includes a roll top bath with an overhead shower.
A further separate WC is located in the hallway as you enter the spacious kitchen/breakfast room. This wonderful space truly is the hub of this family home, offering plenty of space for a lounge suite alongside a large dining table and chairs. The kitchen is fitted with a generous range of grey gloss units with solid wood worktops and includes a large central island. Bi-fold doors open out to the patio area, bringing the outside in as well as offering elevated views over the rear garden. The utility room is located off the kitchen and has an external door allowing side access to the property.
The Annexe has its own separate entrance at the front of the property, which leads down to a large, paved area and the living accommodation at the rear. The central front door opens into the open plan sitting room with a very well equipped kitchen and space for a dining set. There is a double bedroom and a modern shower room.
The secluded front lawn is surrounded by mature shrubs and trees alongside a flowerbed border and driveway parking for several vehicles. The generous rear garden is mainly laid to lawn with a large decked area at the rear with a hot tub and a heated swimming pool. A gate at the rear also provides access to the fourth hole on Effingham golf course and extensive footpath walks.
