We have owned this site on Gardeners Farm for 14 years and have enjoyed the barn and stables mainly for uses on the farm, latterly gaining permission for residential alongside the substantial stable buildings. We have decided to sell with the 7 acres as the buyer may well want to keep horses and the barns offer so much scope for alternative uses, subject to the necessary consents.

History & Background

Offered with 7.15 Acres, this exciting development opportunity consists of an existing Metal agricultural barn with Barn overall dimensions 30.535m x 15.225m (5069 sq ft) and plans approved for Five terraced units within the confinement of the barn reference 22/00184/COUPA. Adjacent is a substantial building with a yard containing stables, and former offices including a first-floor room. This building extends to 5069 sq ft internally or  458 sqm externally plus 46sqm on the first floor.

With respect to the residential permissions, the Barn lies close to the Blackwater Estuary and Sea Wall which is also a designated area of SSSI. The area is in Flood Zones 2 and 3 which is why Maldon District Council Planning have passed the project for first floor living and on the ground floor uses must be for storage, garaging, utility space. The advantage being that the double storey units are each self-contained with the garaging beneath and the first-floor accommodation will offer enviable views.

Adjustments to layout might be considered by the local authority, albeit fewer units (3 No units under 22/00130/COUP) were earlier refused in 2022. The refusal was based on the barn being within flood zone 2 and therefore no ground floor living accommodation was to be permitted. Should a buyer wish to resubmit to fewer units (than the five passed) considerations would require first floor living space with ground floor utility spaces and storage. The equally substantial stables building is mainly ground floor space, so there might be future possibilities for commercial uses stp or with the existing use of having very good stabling and storage.

Setting & Location

The site is located off the B1026 along a private access lane virtually opposite Cobbs Farm. The site is currently owned by Gardeners Farm who will provide necessary easements and accesses for the sale.
