The properties will be set amongst beautiful mature trees that were formally part of the parkland at Larghan House. Further details are available from the selling agent or by looking up the planning documents on Perth and Kinross Council’s planning portal: (23/00718/FLL)
Location
The development site is situated on the eastern edge of Coupar Angus overlooking Larghan Victory Park. Coupar Angus is a well-served rural town with a primary school, medical centre, supermarket, post office, fuel station, farm store, hotel and an active community. The town is surrounded by some of Scotland’s most fertile farmland and is known for its soft fruit production. Blairgowrie (4 miles) has a secondary school, cottage hospital, three supermarkets and a variety of independent shops and restaurants. Perth and Dundee (both within 15 miles) are almost equidistant from Larghan House and have high street shops, professional services, museums, theatres and leisure facilities. In terms of private schooling, Craigclowan, Glenalmond, Strathallan, (near Perth) and The High School of Dundee are all within 25 miles. The beaches and fishing villages of the east coast, the hills and lochs of highland Perthshire and the Angus Glens are all easily reached from Coupar Angus. The Cairngorms National Park along with the Glenshee Ski Centre are about 28 miles away and the rivers Tay, Isla and Ericht are popular for salmon fishing. There are three golf courses at Blairgowrie (including a championship course) and a further three courses at Alyth. The golf courses at St Andrews, Carnoustie and Gleneagles are all within 35 miles. Edinburgh Airport (54 miles) and Dundee Airport (15 miles) are both easily accessible.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
