It gets some free heating from the flat under, it has large double bedrooms and lounge, a balcony about 5m x 1m overlooking a shared garden with three trees and it's well located for schools and amenities. I will add more photos by Wednesday and perhaps measurements but the bedrooms are about 4x7m (would take 9+ single beds) and 6x8m for the biggest bedroom, and the lounge is bigger.

Carpeting/lino is all fairly recent, 5 rooms professionally refloored in the past 2 years. While I like cats and dogs no pets have lived there in 12 months, if allergy is an issue. I need to let to responsible people, pets or not.

Furnishing: The fridge/freezer and washing machine are fairly recent. Gas cooker with recent gas testing and of course bath & shower facilities etc. There is a wardrobe and optionally a kingsize bed available. I'm not sure whether the couch and table will be taken by the current tenant. Discount may be provided for a dehumidifier (cheaper than a dryer at drying clothes but slower). The bathroom & kitchen have extraction fan & vents.

Evidence of income or guarantor will be required, as well as evidence of paying bills recently (Credit check for which you will need to sign a permission form), ID compliant with law and a personal reference. 5 weeks deposit required to rent. I will be able to accept up to 4 occupants for this property, who must come as a household.

There are over 14 off-road parking spaces nearby at almost any time. Hobletts Manor Infants, Hobletts Manor Junior and Adeyfield School are all within 8 minutes' walk. Bus routes serve town, St Albans, Watford, Abbots Langley and nearby rail stations, or it's a pleasant half hour walk downhill by a park to Marlowes.
