Nested have great pleasure to introduce to market a well-presented, fourth-floor apartment with secure underground parking and a separate storage room set within a modern development near to Nine Elms & Vauxhall. The development benefits from a 24-hour concierge service, lifts and a video-entry phone system.

The spacious accommodation of 462 square foot is extremely bright and the flat is presented in excellent order throughout with under-floor heating, a private balcony and brilliant open views. The flat comprises a generous open plan living/kitchen area, a main bedroom with in-built storage, a family bathroom and storage from the hallway.

This popular development is situated on Wandsworth Road which is in close proximity to the brilliant neighbourhoods and local amenities of Vauxhall, Clapham, Stockwell and Battersea. The development is a short walk away from a large Sainsbury's supermarket but also benefits from a smaller Tesco which is located on-site as well as an on-site gym.

The development has superb transport links, located by several major underground and overground stations: Stockwell, Vauxhall, Wandsworth Road and the new Nine Elms station offering excellent transportation across Central London and beyond.

Some words from the owners:
What do you love most about your home/property?
We love how bright the flat is, as well as the high ceilings and south-facing balcony with views over the park opposite. The underground storage room and parking space are such a bonus for a London flat too. The 24/7 concierges are all wonderful, and so helpful for deliveries or any issues. Having a Tesco Express and a PureGym on-site is also very convenient for some last-minute groceries or a morning workout!

Why are you selling?
We've happily lived here for over 6 years, but are looking to move out of central London to be closer to work.

What do you love about the area?
The transport links are fantastic, with the Northern and Victoria lines a short walk away, as well as a bus stop outside. Being less than 20 minutes from the West End is ideal for catching a last minute show, or socialising in town. Nearby Clapham Junction also provides great rail links for further afield.

We're also close to plenty of green space, with Larkhall Park (featuring excellent tennis courts and a football pitch) just across the road, and Battersea Park and Clapham Common both around a 15 minute walk.

As for favourite food, we'll have to pick a top three: we've got London's best Portuguese restaurant (A Toca) opposite, Ocean Blue (excellent chippy) just down the road, and Paradise Cove (highly rated Caribbean) very nearby. The Priory Arms is our favourite local pub, and does a great quiz on a Sunday evening. Battersea Power Station is also a short walk away and offers every kind of restaurant and bar you could ever want, as well as a huge variety of shops and entertainment.

Broadband availability and predicted speed: obtained from Ofcom on December 24, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 24, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 4, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
