A plot of land with frontage to Scotswood Road in Lemington, close to the junction with the A6085 and opposite Wedgewood Cottages. It measures approximately 0.16 acres and is offered with vacant possession. There may be potential for residential development, subject to all necessary consents.
Location
The site is of irregular shape and located in Lemington to the west of the City Centre. Lemington is an established residential area with local shopping and schools plus good transport links to Newcastle and beyond. The site is opposite Wedgwood Cottages, which is a small development of bungalows.
Directions. Drive west from Scotswood Bridge on the A6085, Scotswood Road for approximately 0.9 miles and the turn right immediately after the Parish Church of the Holy Saviour. The site is located immediately to the left on the junction and opposite the small cut de sac of Wedgewood Gardens.
Site Area
We are advised that the site area is 0.16 acres and we have observed that this is approximately correct using Landinsight online measurement tool and the aerial image is taken from that program. The image showing a dwelling outline was taken from the planning applications documents. We have not measured the site physically and buyers must satisfy themselves as to the site area before bidding.
Planning
The site was the subject of a recent outline planning application for residential development in the form of one dwelling house, under reference 2023/0669/01/OUT and details of the application can be accessed on the planning portal using that reference number. The application was rejected on 7 Dec 2023 on the grounds that the proposed development failed to meet the planning demands for biodiversity net gain.

The Decision Notice contains the statement 'Despite the Council wanting to work with the applicant in a positive and probative manner, the proposed development is contrary to the policies referred to in the reasons for refusal and it has not been possible to reach an agreed solution'.

The vendors have decided not to work further on the proposed development and it may therefore be possible for a buyer to look into this further.
