WELL EQUIPPED SMALLHOLDING IN UPPER DONSIDE

Description

Marchmar is a particularly private farm with the farmhouse, bungalow and farm buildings sitting in an elevated yet sheltered position, centrally situated and surrounded by its own farmland. The farm is easily reached via two driveways to the A97. The farm extends to 66 acres and offers considerable potential for diversification with exceptional farm buildings and two properties on the farm.

Location

Marchmar is situated in the particularly attractive countryside of Aberdeenshire. The Strathbogie area is renowned for its productive mixed farms with the land protected by the surrounding rolling hills. Beyond on Speyside lies the 'Distillery Trail' which attracts visitors to the area keen to sample the blend of highland water and Spring Barley for which the area is famed.

The small village of Lumsden lies one mile south of Marchmar which boasts a primary school, parish church, garage and shop. The market town of Huntly (12 miles) with its historic castle is a busy local centre which offers a choice of supermarkets, post office, banking and professional services, secondary schooling and swimming pool. Inverurie (19 miles) also provides a wide range of individual shops in addition to its livestock mart (Thainstone Agricultural Centre).

Travel connections in the area are good with rail stations located in Huntly and Insch providing a regular service to Aberdeen and Inverness. There are direct services from Aberdeen to London, including a sleeper service. Aberdeen
Airport (32 miles) offers daily domestic services to some of the major cities in the UK and Europe.

Aberdeen, branded previously as the 'Oil Capital of the North' is now a city focusing on servicing the renewable energy sector. It is a base for many corporate headquarters as well as home to universities and colleges and provides all the services expected of a major city. Private schools include Robert Gordon’s College, the Hamilton School, St Margaret’s and The Albyn as well as the newly built International School of Aberdeen. The farm is also well placed for easy access to Gordonstoun (private co-educational) which lies 44 miles to the north west.

The county of Aberdeenshire is famed for offering extensive opportunities for field sports, with driven pheasant and partridges on many of the low ground estates and grouse shooting and stalking on the upland estates to the west of the county. The nearby rivers of Dee, Don, Deveron and Ythan offer renowned opportunities for salmon and sea trout fishing. With its rolling landscape and hill ranges, the county makes for an attractive landscape and provides a wealth of opportunities for outdoor pursuits including golf (Huntly and Insch), cycling and hill walking. Winter sports enthusiasts can ski at Aviemore and The Lecht when conditions are favourable.

Broadband availability and predicted speed: obtained from Ofcom on June 14, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on June 14, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 11, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
