You will be required to pay a Holding Deposit of £100 if you wish to be considered for a tenancy.
Once received, we will set the property to Let Agreed and not show anyone else around whilst we are considering your application.
We will have 15 days to take references and commence the tenancy, although this can be extended by mutual, written agreement.
The Holding Deposit is refundable in full unless you fail a Right to Rent check, regardless of when the deposit was accepted, you provide false or misleading information to the landlord or letting agent, you notify the landlord or letting agent before the deadline for agreement that you have decided not to enter into a tenancy agreement, or you fail to take all reasonable steps to enter into a tenancy agreement within the 15 day period. In these circumstances, the deposit will be forfeit.
On signing a tenancy, you need to pay the first month's rent and deposit in cleared funds (i.e. cash, banker's draft or via bank transfer, as long as the transfer is a guaranteed payment that cannot be cancelled).
If a tenancy proceeds we will, with your agreement, deduct the holding deposit from the money due to be paid on signing the tenancy.
Fees during the Tenancy:
There is a charge of £50 including vat that can be made to recover the reasonable costs that have incurred as a result of replacing a lost key or security device which has been lost/damaged by the tenant.
If the tenant wishes to change any details on the tenancy agreement there is a charge of £50 including vat.
There is also a charge of 3% above Bank of England base rate in interest on the late payment of rent. chargeable for the day it was due to the day it is paid.
Any breach of contract where there is any financial loss by the Landlord can be charged to the Tenant during the tenancy or from the deposit after the tenancy has finished.
