BOTH TOTNEY WICK and KITE HOUSE PLOT

MARK ROAD, MARK, NR. WEDMORE, SOMERSET, TA9 4NL

Wedmore 5 miles, Wells12 miles, Taunton 24 miles, Bristol 25 miles

TOTNEY WICK

Peacefully located, down a long drive, surrounded by open countryside, this 4 bedroom home offers an opportunity to escape from the hustle and bustle, and let the rhythms of nature take centre stage.

The house has an entrance hall/boot room, utility room, rear hall/study, downstairs shower room and w.c., bedroom, snug, study and stunning 24ft x 24ft kitchen/dining/living room.  Upstairs there are 3 further bedrooms and a family bathroom.

Outside the house is approached over a 350mt tarmacked drive which leads to a gravel drive with parking for several vehicles, and a large (3 car) garage. The total plot which includes gardens and pasture is approx. 4.6 acres.

Location

The property is in a wonderful, rural position, surrounded by beautiful countryside, well away from any busy roads, with breathtaking views.

Within 3 miles the charming and popular villages of Mark and Blackford (almost equidistant) provide facilities which include schools, a church, busy village halls and pubs and Mark has a village shop, post office, saddlers, and hardware store as well as a garage and hairdressers.  The highly regarded village of Wedmore is less than 5 miles away with further facilities and the beach and larger cities including Taunton, Bristol and Bath are also within easy reach.

Description

An attractive character property thought to date from the 1800’s which has been enthusiastically renovated and extended to create a superb home.

A contemporary extension with state of the art, high specification, glass, frameless, concertina doors which retract with seamless style, open the inside up to the out making the most of the incredible views to the south over pastures to the Polden Hills.

The whole of the house has been updated (2024) to a high specification with modern comforts such as under floor heating, a new oil-fired boiler and oil tank (compliant), new, compliant drainage system, hand built – Kingston by Design kitchen with ash, painted doors and quartz worksurface, plus Appollo, column radiators, oak ledge and brace internal doors and a real attention to detail combines to create an exceptional 21st century home in a magnificent setting.

Accommodation

As with most country houses the entrance most frequently used it at the side of the property, in this case on the east, closest to the driveway. The door opens to a boot room which has plenty of space for coats and boots. Ceramic wood-effect floor tiles give timeless and practical continuity through to the kitchen/living room/dining room.

The kitchen is a fabulous, open plan, contemporary space with magnificent, high specification floor to ceiling glass doors which have been designed to not need a corner pillar, offering seamless opening to the terrace and garden beyond.

The kitchen units are an attractive sage colour with a pale quartz worksurface. The configuration of wall and base units and a handsome peninsula, with breakfast bar, provide plenty of storage and there are integrated appliances including a dishwasher, full height fridge/freezer, drinks fridge, 2x eyelevel ovens, a 6 ring, induction hob and extractor plus a double Belfast sink and attractive glazed wall units with under unit lights, add sparkle.

The living/dining area is a versatile space which can be arranged to suit your needs, there is plenty of space for a sofa and a dining table and chairs. A log burning stove and under floor heating ensure this large room always feels cosy.

The wall of glass, sliding doors offers dramatic and ever-changing views over the surrounding farmland.

Beyond the boot room is a utility room with fitted units, space for a washing machine and tumble dryer, an oak worksurface and a double ceramic sink. All illuminated by a window to the north with views of the Mendip Hills. The new oil boiler is also located in the utility room.

A door leads through to a rear hallway which could be used as a study or gym. This also has a large north facing window on the right, to the left is a cosy sitting room which has a traditional inglenook fireplace with ancient beam and bread oven and attractive wood burning stove as a focal point. This enchanting room takes you back 200 years and it is in stark contrast to the modernity of the kitchen extension, which brings the charms of both into sharper focus. There are two inset, painted timber seats, one is a window seat, which looks south over the garden and a door opens to the enclosed front porch which has previously been used as a study, from here an exterior door leads out to the garden. Beside the sitting room there is study/snug which can double as guest accommodation (sofa bed) and it has an ornate, wrought iron fireplace as a focal point.

At the west end of the ground floor there is a dual aspect guest bedroom with attractive shower room and w.c.

Stairs rise from the rear hall to the galleried landing where there are 3 bedrooms, with built in wardrobes and a delightful, beautifully decorated, traditional bathroom which still has a cast iron bath and high-level, cast-iron cistern, there is also a separate shower. All rooms have fabulous views.

Outside

The house is approached through a timber farm gate over a cattle grid. The tarmac drive proceeds for 300mts to the property, turning into a gravel drive which opens in front of the new garage building to provide parking for several vehicles.

An expansive lawned garden to the south of the property offers plenty of scope for keen gardeners, and a porcelain, paved terrace surrounds the new kitchen extension.

The new garage building is block built with cedar cladding and tiled room. It has electricity and a remote-controlled roller door.

Beside this is an outdoor kitchen with gravel courtyard which has fabulous views to the north, and it is surrounded by raised beds, ready for planting.

The land stretches out to the southwest, beside the drive. It includes a stock fenced field, perfect for a pony or other livestock, with a gate. In addition, it is worth noting there is power and water nearby.

Directions

Follow the B3139 from Wedmore, through Blackford to Mark. In the centre of Mark, just after the Church and before the Pack Horse Inn, there is a turning on the left to Little Moor Road. Take this turning and follow the lane for approximately 1.3miles, the drive is on the left over a cattle grid.

About the area

Mark has an active and friendly community. There is a post office and stores, Church, a busy village hall, a couple of good pubs and several local societies and clubs.

Excellent state schools include Mark First School, Hugh Sexey Middle School in Blackford and the Kings of Wessex School in Cheddar. There are also well-respected independent schools within the area including Millfield, Wells Cathedral and Sidcot.

The Saxon village of Wedmore lies a few miles east and is a delightful and extremely active centre and in many ways is an archetype of an English village. There are historic buildings including the medieval church next to an old coaching inn, a general store/newsagent, post office, butchers, chemist, various other interesting shops, plus pubs, restaurants and tea rooms.

There’s a wide range of cultural and sporting clubs and societies. Swimming pools at both Cheddar & Wells; Sailing & Windsurfing Clubs at Cheddar Reservoir; the Badgworth Equestrian Centre: Wedmore 18 Hole Golf Course; Floodlit Astroturf Tennis Courts; Indoor and Outdoor Bowling Green, Football and Cricket clubs. The beach can be found 10 minutes to the west at Burnham-on-Sea and Berrow.

The Cathedral City of Wells is approximately 13 miles away and it provides a good range of business, recreational and shopping facilities. City shopping centres are available at Taunton, Bath and Bristol.

Communications in the area are good with access to the M5. A local train service from Highbridge (3 miles) links with the intercity train services at Taunton and Bristol Temple Meads to London Paddington taking approximately one and a half hours. Castle Cary, a mainline station, is about 25 miles whilst Bristol International Airport is 17 miles away.
